Landlords, agents and businesses in Star
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
New build mastic in Star, done properly
Some new-home owners let the house settle before resealing. That makes sense for small gaps that are just cosmetic, but a seal that’s letting water through needs doing now. We work on show homes, windows & doors and skirting & floors, and common reasons people get in touch are cracks appearing as a new home settles and gaps between new skirting and floors.
Work in a place like Star is planned ahead, journey included. Inside work goes ahead in any weather; outside mastic needs a dry day.
You are covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Do you need new build mastic in Star?
Fresh sealant can be knocked or cut by trades finishing off. If it’s disturbed before curing, the joint can be left weak and it shows once the home is in use.
Any of these means the joints need attention:
- Gaps behind new kitchen upstands
- Cracked sealant around new window and door frames
- Sealant that never bonded to the surface
- Untidy sealant flagged on a snagging list
In and around Star, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

How the visit works
You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes anything from a few hours to several days, depending on the number of plots for a typical job. For a place like Star, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Each joint is checked for movement before we start.
- Old sealant is cut out and the joints cleaned.
- Joints are dried and primed where the product calls for it.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
How to prepare
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
What affects the quote in Star
For a quick quote, just ask. The main things that affect it are:
- The type of sealant required
- How many areas need sealing
- The old material and how stubborn it is
- The number and length of the joints
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Helping us quote
To make quoting easier, please include:
- Whether it has been sealed before
- Where the job is, and your postcode
- A few pictures by email, if you can
- How we’d reach the joints
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
Different surfaces, different methods
Kitchens
Sink joints are wet all the time. We use a sealant suited to kitchens, food-safe where it’s needed.
Bathrooms and en suites
Shower trays in new homes often move slightly in the first year. The joint is stripped back before the new bead goes in and baths are filled before sealing.

Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Record problems with dated photos
- Get a leaking seal dealt with straight away
- Open a window or run the fan after bathing
- Watch for new gaps as the house dries out
Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing.
Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black keeps the job straightforward.
