Window mastic near Star

Window mastic in Star

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through. Where the air is getting in through the window itself, we’ll say so. If you’re dealing with cracked or shrunken mastic around the frame and gaps left after new windows were fitted, we can help.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Work for landlords, hotels and businesses

If you manage several properties in or around Star, several properties can be quoted together. Send us the addresses and the work at each, and photos by email help.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

How we quote for window mastic

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • Whether there’s mould to deal with
  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

When you call or email, it’s useful to know:

  • The type of property
  • The problem you’ve noticed
  • Whether it has been sealed before
  • Photos by email, if that is easy

We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To arrange one, email us at info@mrmastic.co.uk.

How the visit works

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a few frames, or a day or more for a whole house. Somewhere like Star may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

Before we arrive

  • Mention any parking rules near the property
  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed

What the job involves on each surface

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We will tell you if that is what we find.

Patio & French doors

Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so they get particular care.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Keep paint off silicone joints
  • Look round the frames every year or so
  • Wipe condensation off the frames
  • Use gentle cleaners on frames and sealant

Most silicone sealants will not take paint, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

Signs you need window mastic in Star

Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. A sealant that cannot keep up eventually tears.

Keep an eye out for these signs:

  • Rushed sealant from a window installation
  • Hard, cracked sealant around windows
  • Mastic that is falling out in pieces
  • Cracked sealant at the sill ends

Around Star, as everywhere, window mastic is only as good as the preparation behind it.

Questions from Star

Can you help a landlord with a rental near Markinch station?

Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Is Star in your area for window mastic?

Yes. Our work covers the whole of Scotland, and Star is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Can you do upstairs windows?

Yes, where they can be reached safely. Tell us about access when you get in touch so we can plan the job.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

Do you seal inside as well as outside?

Yes, we do both. Inside, the joint between frame and plaster is sealed neatly, using a paintable sealant if you want to decorate.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Can I paint over the new sealant?

Most silicone cannot be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Star homes and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Rented homes near Markinch station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.
