Window Mastic in Kingskettle
Problem with your window and door frames in Kingskettle? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Rain getting in at the frame or under the sill
- Cracked sealant at the sill ends
- Cracked or shrunken mastic around the frame
How we handle window mastic in Kingskettle
Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on window sills, aluminium frames and timber windows & doors, and the jobs we see most are untidy mastic left by window fitters and cracked sealant at the sill ends.
Mastic can only go onto a dry joint, so outside work in Kingskettle depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
Big or small, you get the same one-year guarantee.

Kingskettle homes and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Rented homes near Ladybank station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. In the older streets around Kettle Parish Church, the joint between an old wall and a newer frame is generally the first place rain gets in.
Kingskettle is about 5 miles north-east of Glenrothes, in Fife. DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How we quote for window mastic
There’s no set price list. What we look at:
- Whether old sealant or filler has to be cut out
- How much there is to do
- When we can work, for business premises
- Any mould that needs treating
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
Helping us quote
Before you ask for a quote, have a think about:
- Whether it’s a home or a business
- What’s wrong with the joints now
- A few photos by email, if you can
- The rough size of the job

How the visit works
On the day, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. The work normally takes a few hours for a few frames, or a day or more for a whole house. Around Kingskettle, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Clear the area around the work
- Keep children and pets away from the work area
How to get a quote
Every job is quoted individually, so the first step is telling us about yours. Just email us at info@mrmastic.co.uk with the details.
Advice
What the job involves on each surface
Window sills
Sills catch the water running down the glass, so the joints at each end and underneath matter. Each is cleaned out and resealed.
Composite doors
Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.
Aftercare tips
So the new joints stay in good condition:
- Keep timber frames painted
- Clean frames with a soft cloth and soapy water
- Keep paint off silicone joints
- Keep drainage slots and sill grooves clear
A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early.
Leaks usually show up in wet, windy weather, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.
Landlord and commercial work in Kingskettle
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Letting agents often deal with us directly. Tell us the address, the job and how access works.
What we cannot put right
New sealant cannot fix everything, and we will tell you before any work starts. It won’t solve:
- Damp problems in the wall away from the window
- A frame that has rotted at the joint
- Draughts through the window seals rather than the frame
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.
