About our new build mastic in Cadham

We never seal over a failed new-build bead. New silicone won’t bond to old silicone, so it all comes out before we clean, dry and reseal. Common call-outs are for messy sealant that spoils new finishes and gaps opening as the house dries out and settles, on bathrooms & en suites, windows & doors and plot handovers.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

There’s a 12-month guarantee on every job, whatever its size.

When to call us in Cadham

Sealant applied onto damp surfaces doesn’t bond well. Site programmes do not always leave time for joints to dry before the sealant goes on.

These are the problems we are asked about most:

  • Skirting joints opening in the first winter
  • Sealant work across a run of new homes
  • Cracked sealant around new window and door frames
  • Untidy sealant flagged on a snagging list

For new homes near Markinch station, it’s worth checking the sealant early, while snags are still fresh.

Before you book anyone

  • Whether all the old sealant comes out first
  • Whether you can choose the colour
  • What guarantee comes with the work
  • Who turns up on the day

Choosing a sealant specialist

What happens on the day

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours in a single home in most cases. Outdoor work around Cadham depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can

Aftercare tips

So the new joints stay in good condition:

  • Keep water off fresh sealant until it has cured
  • Ventilate bathrooms well, especially in the first year
  • Avoid running a DIY bead over the old one
  • Wipe joints with warm soapy water

Avoid standing on the rim of the bath or the edge of the tray. Report any movement in a bath or tray.

Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in saves a harder job later.

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Cadham: your questions answered

Is Cadham within the area you cover?

Yes. Cadham is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you cover Cadham for new build mastic?

Yes. We work across all of Scotland, and Cadham is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Can you work from my snagging list?

Yes. Send us the sealant items on the list, with photos if you can. We’ll tell you if anything on it isn’t a sealant job.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you.

Is it normal for sealant to crack in a new home?

Cracking in the first couple of years is common. Rushed application on dusty surfaces makes it worse.

How long will you be here?

Most jobs take a few hours for most snagging lists, longer for a run of plots, including the preparation. Your quote will say how long we expect yours to take.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

Why act early in Cadham

Running a new bead over the builder’s sealant might look tidy for a few weeks, but it will not bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. Around Cadham, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.

What you get with us

  • Experience in homes, commercial sites and hotels
  • Sealant colour chosen to suit
  • White, clear, grey or another colour, product permitting
  • Sanitary silicone with an anti-fungal additive in wet areas

How we quote for new build mastic

  • The size of the job
  • Whether there’s mould to deal with
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
