About our sand mastic in Cadham
Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. If you’re dealing with draughts and rain around sash boxes and mastic dropping out of the joint, we can put it right, whatever the surface.
Mastic can only go onto a dry joint, so outside work in Cadham depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

When to call us in Cadham
Scraping and sanding before painting can loosen old mastic. It’s often found when windows are being prepared for paint, which is a good time to renew it.
The problems people generally mention when they call are:
- Crumbling sand mastic round a window
- Mastic worn away on windows facing the weather
- Patchy fillers round a sash window
- A silicone bead on a sash window that spoils the look
For landlords with property near Markinch station, older sash windows in a rental need their mastic kept sound to keep the weather out.
What to look for in a quote
- Whether VAT is included
- Are they insured?
- Whether all the old sealant comes out first
- Which sealant they’ll use, and why
Work for landlords, hotels and businesses
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

Related advice
What affects the cost of sand mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Which sealant suits the joint
- Whether there’s mould to deal with
- How easy the joints are to reach
- Working hours on commercial sites
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.
Asking for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Where the job is, and your postcode
- Photos by email, if that’s easy
- The problem you’ve noticed
- How many joints, rooms or windows are involved
For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear price before any work starts.
Why act early in Cadham
New sash windows are a major, costly change and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Frames and glazing around Cadham
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
Homes close to St Columba's Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. Schools such as Auchmuty High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.
