How we handle sand mastic in Kettlebridge
Traditional burnt sand mastic blends with stone and brick surrounds. It suits period and listed homes where a modern sealant bead would stand out. We’re often asked to deal with open joints round the window box and cement or filler used on old window joints that has cracked, on sash and case windows, stone surrounds and tenement windows.
In and around a place like Kettlebridge, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

What we can’t put right
It helps to know what we can’t do too:
- Whether work needs listed building consent
- Masonry that needs repairing
- Cracked or broken glass

What happens if it’s left?
New sash windows are a major, costly change, and in listed buildings it may need consent. Where the frames are in good order, new mastic seals the surround. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What we do, step by step
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes a few hours per window, depending on the condition of the joints in most cases. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Each surround is checked first.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic is not too thick.
- New sand mastic is applied and shaped by hand.
- The finish is dressed neatly.
How to prepare
- Mention if the joints have been sealed before
- Move anything stored near the joints
- Mention any parking rules near the property

Period and listed homes
On a listed home or in a conservation area, the right material matters. Sand mastic is often the preferred finish.
Tenement and terrace windows
Where a building is shared, window work may involve neighbours, so check who is responsible first.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
What we are called out for in Kettlebridge
Timber swells and shrinks with the weather. That movement opens up the mastic joint over time.
Keep an eye out for any of the following:
- Mastic dropping out of the joint
- Silicone on a period window that looks wrong
- Mastic that needs renewing before redecorating
- Mastic worn away on windows facing the weather
If you live in an older home near Kettle Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
