Sand mastic for sash & case windows in Markinch, Fife
Our applicators work in Markinch on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old material cut out, joints cleaned and sealed neatly.
- Gaps between timber frames and stone or brick
- Crumbling sand mastic round a window
- Cement or filler used on old window joints that has cracked
Sand mastic for homes and businesses in Markinch
Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditional guidance is not to paint over it and we’ll advise if you are redecorating. Common call-outs are for mastic dropping out of the joint and open joints round the window box, across timber door frames, period & listed homes and tenement windows.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Why it’s worth doing now in Markinch
Filling over old, loose mastic doesn’t last. We remove the loose material first so the new work lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Looking after it afterwards
Aftercare is simple:
- Ask us before painting near the mastic
- Don’t run silicone over sand mastic
- Check with your local planning authority if your home is listed
- Go gently near the mastic when preparing windows
Don’t run silicone over the new mastic. If you see a crack, ask us to take a look before trying a quick fix.
Good mastic helps keep the frame dry. Once it fails, water can sit against the timber and timber that stays wet can rot.
What we do, step by step
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to a full day, depending on how many windows. Outside jobs in Markinch need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We check the window surrounds and agree which joints need renewing.
- Old, loose mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic is not too thick.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- We dress the surface so it sits neatly against the masonry.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Mention any parking rules near the property
- Clear items away from the joints we are working on

Markinch questions
Will you come out to Markinch?
Yes, Markinch is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you help a landlord with a rental near Markinch station?
Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Do you have insurance?
Yes. We are fully insured.
Is it OK to seal over old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Do you guarantee sand mastic work?
Our one-year guarantee covers every job, sand mastic included.

What sand mastic looks like in Markinch
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
Rented homes near Markinch station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What we are called out for in Markinch
Age is the main cause. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.
It’s worth asking for a quote if you see:
- Mastic dropping out of the joint
- Cracked mastic round a front door frame
- Gaps between timber frames and stone or brick
- Wind and rain getting in round a sash window
Schools such as Auchmuty High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.
What your quote should include
- What the cure time is
- Whether they seal over old material or remove it
- Who turns up on the day
- What preparation is included

How we quote for sand mastic
There’s no set price list. What we look at:
- When we can work, for business premises
- How many areas need sealing
- How easy the joints are to reach
- The old material and how stubborn it is
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
