Fire rated sealant for homes and businesses in Markinch
We do not assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. We work on door frames, flats & HMOs and pipe & cable gaps, and people most often call us about standard silicone or caulk in a fire-stopping gap and damaged fire sealant left by other trades.
In a smaller place like Markinch, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Different surfaces, different methods
Door frames
Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size before the trim goes back.
Service penetrations
Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. The sealant is chosen for what passes through and how wide the gap is.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Plan fire stopping into any work that goes through walls or floors
- Get damaged fire seals looked at promptly
- Include hidden areas like risers in routine checks
Any fire seal that’s cut or drilled needs resealing to its tested detail. If you need new services through a sealed wall, plan the fire stopping as part of the job.
A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.
What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- Big openings where sealant alone is not the tested solution
- Certifying a building or signing off its fire safety
- A wall that is not a fire-resisting element to begin with
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of gaps, and longer for a whole building and we leave things clean and tidy. Outdoor work around Markinch depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- For business premises, tell us about site rules or sign-in
- Mention any parking rules near the property

When to call us in Markinch
Door frames are a common weak spot. The architrave hides the gap between frame and wall, so it can be left open when a door is replaced.
If you can see any of these, it’s time to have the joints looked at:
- Gaps around pipes and cables through fire-resisting walls
- Standard silicone or caulk in a fire-stopping gap
- Old fire sealant that has split or come away
- Fire stopping disturbed by later work
If you let a flat or house near Markinch station, any gap left by new services in shared walls should be closed with a fire-rated product.

FAQs for Markinch
Is Markinch within the area you cover?
Yes, Markinch is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Are the rules for fire-rated sealant different in Scotland?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
How long does fire rated sealant take?
That depends on the amount of work, but as a guide it takes anything from a few hours to several days, depending on how many gaps there are. We will give you a better idea when we quote.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Do I need to be at home?
That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
How do I get a quote for fire rated sealant in Markinch?
Every job is different, so each one gets its own quote. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.
For landlords and businesses
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Housing providers, facilities teams and property managers book us too in Markinch and across Fife. We can quote a run of properties together.
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
