How we handle floor joint sealing in Kingskettle

We seal floor joints in homes, offices and commercial buildings across Kingskettle. Each job starts with looking at the floor and the gap, because the right sealant depends on both. We are often asked to deal with failed seals where bathroom floors meet baths and panels and perimeter joints in tiled floors filled with grout, across commercial floors, skirting boards and tiled floors.

Work in a place like Kingskettle is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

How we quote for floor joint sealing

The price is agreed before any work begins. It’s based on:

  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints
  • Whether there’s mould to deal with
  • The product the joint needs

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

What to tell us when you ask for a quote:

  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode
  • Whether it’s a home or a business
  • Whether it has been sealed before

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you’re ready, email us at info@mrmastic.co.uk.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

When to call us in Kingskettle

Floors and walls move a little with the seasons. Heating dries timber and opens gaps along the skirting and they change again in summer.

These are the problems we are asked about most:

  • Tiled floors with no room to move
  • Gaps opening between the floor and skirting
  • Threshold joints that have opened or worn
  • Rigid edge joints in tiled floors

If you look after a church, hall or community building such as Kettle Parish Church, joints in its floors, skirtings and thresholds need resealing as they wear.

What to look for in a quote

  • How long the guarantee is
  • What product goes in the joint
  • How the colour is chosen
  • What the cure time is

Choosing a sealant specialist

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Avoid sloshing water against skirting
  • Keep heavy wheels off new concrete joints until cured
  • Keep dirt out of the joints
  • Use furniture pads near skirting

Mop with a well-wrung mop rather than flooding the floor. Keeping the edges drier helps the sealant last longer.

In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.

What happens on the day

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before we start. Most jobs take a few hours for most rooms, longer for large commercial floors. Outdoor work around Kingskettle depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

How to prepare

Advice

What floor joint sealing looks like in Kingskettle

Across Fife, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

For landlords with property near Ladybank station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

How soon can the floor be mopped?

It depends on the product and the conditions. We give you the times for walking, cleaning and traffic when we finish.
