Floor joint sealing in Lower Largo, done properly

Painted skirting can be sealed with a flexible product that can be painted over. In wet areas we’d normally use silicone. If you are dealing with perimeter joints in tiled floors filled with grout and tiled floors with no room to move, we can put it right, whatever the surface.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

New homes and floors in Lower Largo

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Fife run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.

For buildings such as Largo Parish Church And Churchyard, joints in its floors, skirtings and thresholds need resealing as they wear.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

A DIY attempt does not rule out a professional job. We cut it out and start again.

What we can’t put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Structural movement or subsidence
  • Subfloor problems that need a flooring contractor
  • Water getting under the tiles from elsewhere

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

What we do, step by step

The work is kept neat and contained to the area we’re working on, so you can get on with your day. Expect the work to take a few hours, depending on the length of joint, and we tell you how long to leave it before we go. For a place like Lower Largo, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. The room is cleared along the joints so we can reach them.
  2. We take out the cracked caulk, grout or old sealant.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor and tooled.
  5. We check the joints and explain the aftercare.

Advice

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Walk round the room once a year and look at the edges
  • Don’t slide heavy items over sealed joints
  • Avoid caulk in bathrooms and kitchens
  • Check the sealant is paintable before decorating

Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead before it has fully cured.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

Lower Largo questions

Can you help a landlord with a rental near Leven station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Do you cover smaller places like Lower Largo?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

How soon can the floor be mopped?

We will tell you before we leave. That depends on the product, and walking on it generally comes before mopping or wheeled traffic.

Can you match the sealant colour?

In most cases you can choose. We’ll explain which colours are available.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Can you seal where the floor meets the bath panel?

Yes. The old joint comes out and a flexible silicone replaces it.

What the job involves on each surface

Concrete floor joints

Open concrete joints chip at the edges when wheels cross them. Sealing them supports the edges and stops debris collecting.

Tiled floors

The edge of a tiled floor, where it meets the wall or skirting, should be a flexible joint. We rake out any grout there and reseal.

When to call us in Lower Largo

Timber floors and skirting shrink and swell through the year. In winter, with the heating on, timber dries and gaps open, then close again in damper months.

Most people get in touch after spotting one of these:

  • Gaps opening between the floor and skirting
  • Perimeter joints in tiled floors filled with grout
  • Tiled floors with no room to move
  • Floor edges that trap water and grime

If you let a flat or house near Leven station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.
