FAQs for Lundin Links
Is window mastic in a coastal place like Lundin Links any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Do you cover smaller places like Lundin Links?
Yes. Lundin Links is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Where do you work from?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
How long should I leave it?
Different products cure at different speeds, so please follow the time we give you when we finish.
Is it OK to seal over old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
I rent my home. Can I book you?
Of course. Check with your landlord; we can send the quote to them too.
Do you work for landlords and businesses?
Yes, we do. Domestic, commercial and hotel work are all part of what we do.
Are you insured?
Yes. We are fully insured.
How we handle window mastic in Lundin Links
Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Common call-outs are for damp patches on the reveal after heavy rain and a bead that doesn’t match the frame, across composite doors, timber windows & doors and aluminium frames.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
You are covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Do you need window mastic in Lundin Links?
Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.
Any of these means the joints need attention:
- Gaps where the sill meets the wall
- Gaps left after new windows were fitted
- Water coming in at the bottom corners of a door
- Draughts coming in around windows and doors
In and around Lundin Links, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

What sealant work can’t fix
We’ll always be straight with you, so here’s what sealant cannot fix:
- Faulty window hardware
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A door that needs adjusting, rehanging or new seals
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

What happens on the day
We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes a morning for a couple of windows and a door. Outdoor work around Lundin Links depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Preparing for the visit
- Let us know about parking restrictions
- For indoor joints, keep the area dry beforehand if you can
- Mention if the joints have been sealed before

Advice
How we quote for window mastic
You will get a clear quote before work begins. It takes into account:
- Access and height
- The size of the job
- Whether there’s mould to deal with
- The type of sealant required
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.
Helping us quote
When you call or email, these details help:
- What’s wrong with the joints now
- Any previous sealing or DIY work
- Where the property is
- Access, such as stairs, a lift or height
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, send an email to info@mrmastic.co.uk.
Frames and glazing around Lundin Links
Lundin Links is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Letting a property close to Leven station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Different surfaces, different methods
uPVC windows
We clean the frame edge carefully so the plastic isn’t marked, then the sealant goes in between frame and wall and tooled smooth.
Window sills
The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.
Aftercare tips
Aftercare is simple, and it makes a real difference:
- Don’t use solvent cleaners on the joint
- Clean frames with a soft cloth and soapy water
- Make sure the drainage slots are not blocked
- Paint up to the joint, not over it
Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.
Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
