Window mastic in Leuchars
Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and we give a one-year guarantee on the work. We work on uPVC windows, timber windows & doors and composite doors, and the jobs we see most are cracked internal joints between frame and plaster and a bead that doesn’t match the frame.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What happens if it’s left?
The work is quick compared with the damage it prevents: it takes a few hours for a handful of frames, longer for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What we can’t put right
We won’t take on work that won’t last, so here’s what sealant can’t put right:
- Rotten timber, which needs a joiner first
- A door that needs adjusting, rehanging or new seals
- Damp coming through the wall itself rather than the frame joint
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Common questions in Leuchars
Is Leuchars within the area you cover?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Does the coastal weather in Leuchars affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Do you have sealant for grey or black windows?
Yes, in most cases. Mention the frame colour when you ask for a quote and we will use the nearest match.
Is the new sealant paintable?
Silicone generally will not take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.
What does window mastic cost?
Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.
Is it messy?
We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.
Can you do several jobs on one visit?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Does the work come with a guarantee?
Yes. All our work carries a 12-month guarantee, and we’re fully insured.

When to call us in Leuchars
Mastic ages in the weather. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.
The problems people usually mention when they call include:
- Mastic that has split away from the wall
- Whistling draughts around closed windows
- Gaps where the sill meets the wall
- Rain getting in at the frame or under the sill
For landlords with property near Leuchars station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
Questions to ask before you book
- Whether the sealant suits the joint
- Which colour the sealant will be
- Is the old sealant removed completely?
- How long to leave it before use
Windows and doors in Leuchars
Leuchars is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Homes close to St Athernase Church include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in.

What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes most of a day for a typical house, less for a few frames and we leave things clean and tidy. Outdoor work around Leuchars depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Try not to wet indoor joints just before the visit
- Mention any sign-in or site rules at work premises

How we quote for window mastic
Jobs vary more than people expect. What affects the quote:
- Access and height
- Which sealant suits the joint
- How many rooms, windows or areas are involved
- The old material and how stubborn it is
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
What to tell us for a quote
Before you ask for a quote, have a think about:
- Where the job is, and your postcode
- If someone has resealed it before
- How we’d reach the joints
- What the problem is, such as mould, gaps, leaks or cracking
Asking for a quote is easy: let us know the job and the location. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.
DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
