External mastic for Leuchars homes and businesses

Leuchars: your questions answered

Is external mastic in a coastal place like Leuchars any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Is Leuchars within the area you cover?

Yes, Leuchars is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Are you fully insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

How do you reach high-level joints?

It depends on the building. Tell us the height, the number of joints and what’s below them.

How do I get a quote for external mastic in Leuchars?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

What is backing rod for?

That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides so it can flex with the joint.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

External mastic for homes and businesses in Leuchars

A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We work on concrete & block, façade panels and copings & trims, and the jobs we see most are gaps where render, brick and frames meet and joints with sealant missing in places.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

You get a one-year guarantee, the same in Leuchars as everywhere else we work.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • Movement that’s more than a sealant joint can take
  • Cracking across the wall rather than at a joint
  • Adding movement joints to masonry that has none

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Render & cladding joints
  • Concrete & block
  • Brickwork movement joints
  • Joints between brick and frames
  • Copings & trims
  • Façade panels

How the job changes by surface

Render joints

Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. Where one has been mortared, we cut it out and reseal it with sealant.

When to call us in Leuchars

Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.

Signs it’s time to call us include:

  • Movement joints with cracked, split or missing sealant
  • Failed sealant between panels on a façade
  • Rigid filler in a joint that should flex
  • Damp patches traced to an open external joint

Letting a property close to Leuchars station? Then split movement joints are easy to miss on a rental until damp shows inside.

How to choose a mastic man

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

How the visit works

We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Around Leuchars, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

How to prepare

  • Move anything stored near the joints
  • Tell us if parking is tricky
  • Tell us about any water getting in

Outside joints around Leuchars

Leuchars is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

If you live in an older home near St Athernase Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

What happens if it’s left?

The longer a joint stays open, the more water the wall takes in. Wet masonry is more easily damaged by frost, so the damage spreads beyond the joint. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.
