Low-level joints can normally be done from the ground. For joints higher up, give us some details of the building and we’ll confirm what’s needed to reach them safely. We work on joints between brick and frames, copings & trims and render & cladding joints, and the jobs we see most are hard, crazed mastic that has stopped moving and leaking joints around cladding and façade panels.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

Each job carries a 12-month guarantee.

Anstruther: your questions answered

Is Anstruther in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Anstruther is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

Does living near the coast affect external mastic in Anstruther?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

How often do external joints need resealing?

It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year and renew it when it starts to fail.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Why is there a gap in my brick wall?

Most straight vertical gaps in brickwork are movement joints. It gives the wall room to move.

Is the work guaranteed?

Yes. All our work carries a 12-month guarantee.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

What happens if it’s left?

Sealing over the top of old mastic does not hold for long. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

How it works

At the end, we look at the finished work together. The visit itself generally takes a few hours for a handful of joints, longer for a whole elevation, depending on how much there is to do. Outdoor work around Anstruther depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Looking after it afterwards

Looking after new joints is easy:

  • Wash walls gently around the sealant
  • Show decorators and builders where the movement joints are
  • Don’t let climbing plants root in the sealant
  • Never let anyone fill a movement joint with mortar

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead and let water in behind.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

For landlords and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

Do you need external mastic in Anstruther?

Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.

If you can see any of these, it’s time to have the joints looked at:

  • Hard, crazed mastic that has stopped moving
  • Sealant pulling away from one side of the joint
  • Rigid filler in a joint that should flex
  • Rain getting behind render or cladding at a joint

Homes close to Anstruther United Presbyterian Church include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.

What your quote should include

  • Who turns up on the day
  • When the joint can take water or movement
  • How the colour is chosen
  • What preparation is included

10 questions to ask before booking

How we quote for external mastic

We don’t publish a price list. What we look at:

  • How easy the joints are to reach
  • The type of sealant required
  • The amount of work
  • When we can work, for business premises

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • The rough size of the job
  • Photos by email, if that is easy
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.

Outside joints around Anstruther

Anstruther is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

If you look after a building such as Waid Academy, larger buildings have long runs of movement joint that eventually need resealing.
