We cover Anstruther for bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly and a one-year guarantee.

- Cracked, shrunken or lifting silicone
About our bathroom resealing in Anstruther
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on kitchen worktops & upstands, wet rooms and basins & vanity units, and the jobs we see most are a bead that has pulled away from the tiles and shrunken sealant along the back of a worktop.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
A one-year guarantee comes with the work, just as it does everywhere we cover.

What the job involves on each surface
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and is not stretched when it’s used.

Bathroom resealing in Anstruther: local notes
Anstruther is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In the older streets around Anstruther United Presbyterian Church, older homes can move a little, which is hard on rigid grout and tired sealant.

How it works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes a couple of hours for a single bath or shower, depending on the size of the job. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about any previous sealing or DIY attempts

Advice
Anstruther: your questions answered
Is Anstruther in your area for bathroom resealing?
Yes, Anstruther is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Do you take on hotel work around Anstruther?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
My sealant has gone black. Can you sort it?
Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.
Can I add another job to the visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status.
What affects the cost of bathroom resealing
We do not publish a price list. The quote depends on:
- The product the joint needs
- How easy the joints are to reach
- Whether old sealant or filler has to be cut out
- The size of the job
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- The rough size of the job
- Where the job is, and your postcode
- Photos by email, if that is easy
- Whether it’s a home or a business
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Do you need bathroom resealing in Anstruther?
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
Look out for any of the following:
- A bead that has pulled away from the tiles
- A joint torn by a bath that flexes
- Water getting behind the bath panel
- Black spots spreading through the bead
Managing a site like Waid Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
Before booking anyone
- How the surfaces are prepared before sealing
- What happens if they find a problem under the old sealant
- How long to leave it before use
- How the colour is chosen
Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Wipe the sealant dry after showering
- Open a window or run the fan so the room dries
- Never pick at the silicone with a blade
- Clean with a mild bathroom cleaner and a soft cloth
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.
Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
