Bathroom resealing in Kilrenny

What bathroom resealing looks like in Kilrenny

Kilrenny is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Schools such as Waid Academy are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Kilrenny Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

About our bathroom resealing in Kilrenny

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We are often asked to deal with new sealant laid over old sealant that is now lifting and mouldy sealant that has gone black, on sinks & splashbacks, baths and basins & vanity units.

For a place like Kilrenny, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Each job carries a 12-month guarantee, large or small.

How we quote for bathroom resealing

You’ll get a clear quote before we start. It takes into account:

  • Working hours on commercial sites
  • How much there is to do
  • Whether the work is at height
  • The number of rooms or windows

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

Helping us quote

To help us quote quickly, please include:

  • Whether it has been sealed before
  • What’s wrong with the joints now
  • The rough size of the job
  • Any access issues, like height or stairs

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before any work starts.

Different surfaces, different methods

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Honest limits

It helps to know what we can’t do:

  • Cracks in the tray itself rather than the joint
  • Failed grout lines across the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

  • Baths
  • Kitchen worktops & upstands

What we do, step by step

You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job. For a place like Kilrenny, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Tell us about any water getting in
  • For indoor joints, keep the area dry beforehand if you can

Leave it or put it right?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Why choose Mr Mastic in Kilrenny

  • Tidy, careful work
  • 20+ years of sealant experience
  • 12-month guarantee on every job
  • Experience in homes, commercial sites and hotels

Take a look at how sealant jobs are priced or customer reviews.

Looking after it afterwards

Looking after new joints is easy:

  • Squeegee the walls and tray after use
  • Keep bottles off the sealant line
  • Avoid abrasive pads on the sealant
  • Wait for the cure time we give you

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, so if something does not look right, just send an email to info@mrmastic.co.uk.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

Your questions about bathroom resealing in Kilrenny

Is Kilrenny within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work for hotels and guest houses in Kilrenny?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Can I add another job to the visit?

Yes. Just list everything you need.

Where is Mr Mastic based?

We are a Crawley-based firm. We work across South East England, London and Scotland.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

When can I use the bath or shower again?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
