What affects the quote in Kingsbarns

Jobs vary more than people expect. What affects the quote:

  • How easy the joints are to reach
  • The type of sealant required
  • The old material and how stubborn it is
  • Working hours on commercial sites

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What we need to know

Before you ask for a quote, have a think about:

  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • Roughly how big the job is
  • How we’d reach the joints

Getting a quote is simple: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand.

How we handle bathroom resealing in Kingsbarns

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Common call-outs are for sealant that has split, shrunk or peeled away and splits where the tray meets the wall, across wet rooms, kitchen worktops & upstands and baths.

A bathroom in a place like Kingsbarns gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Bathrooms and kitchens in Kingsbarns

Kingsbarns is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

What we do, step by step

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes half a day or less for one room, longer when the kitchen is included. Outdoor work around Kingsbarns depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we’re working on
  • Let us know about parking restrictions

Advice

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Open a window or run the fan so the room dries
  • Do not let bottles sit on the bead
  • Dry the bead with a towel now and then
  • Check the joints every few months for splits or lifting

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning generally will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

What we can’t put right

Before you book, it’s worth knowing the limits:

  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)
  • A leaking waste, trap or valve

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Common problems we fix in Kingsbarns

Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out give mould all the damp it needs, and mould that has grown into the silicone generally will not clean off.

Any of these means the joints need attention:

  • A messy, uneven bead from a previous reseal
  • A bead that has pulled away from the tiles
  • Water escaping at the shower enclosure
  • Damp behind the bath or under the tray

In the older streets around Kingsbarns church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Kingsbarns questions

Do you cover smaller places like Kingsbarns?

Yes. Kingsbarns is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is Kingsbarns in your area for bathroom resealing?

Yes. Our work covers the whole of Scotland, and Kingsbarns is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

Can landlords and businesses book you?

Yes. We work in homes, commercial premises and hotels, and we’re fully insured.

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures.

Is white the only colour available?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
