External Mastic in Kingsbarns
Our applicators work in Kingsbarns on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly.
- Panel joints letting water in
- Joints with sealant missing in places
- Failed seals between different materials
About our external mastic in Kingsbarns
We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. If you have movement joints filled with mortar instead of sealant and leaking joints around cladding and façade panels, we can help.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.
You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Landlord and commercial work in Kingsbarns
Landlords and letting agents in Kingsbarns can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.
Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

External mastic in Kingsbarns: local notes
Kingsbarns is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
If you live in an older home near Kingsbarns church, the joints between older walls, newer extensions and the roofline need a sealant that can move. Around Kingsbarns, as everywhere, external mastic is only as good as the preparation behind it.

How the job changes by surface
Brickwork movement joints
Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so its sealant has to stay flexible.
Joints between dissimilar materials
Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.
When it isn’t the sealant
We will always be straight with you, so here’s what new sealant won’t do:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Loose or hollow render, which needs re-rendering
- Cracked brickwork or render that needs a builder or plasterer
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.
Joints and surfaces we work on
- Render & cladding joints
- Brickwork movement joints
- Joints between brick and frames
- Concrete & block
- Façade panels
- Copings & trims
What affects the cost of external mastic
We don’t publish a price list, because jobs vary so much. What we look at:
- The size of the job
- Any working-time requirements on site
- Which sealant suits the joint
- How many areas need sealing
Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Where the job is, and your postcode
- The problem you’ve noticed
- The rough size of the job
- A few photos by email, if you can

Kingsbarns questions
Does the coastal weather in Kingsbarns affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Do you cover Kingsbarns for external mastic?
Yes, Kingsbarns is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Do you guarantee your work?
Yes. Each job is guaranteed for twelve months.
How long will you be here?
A typical job takes a few hours to a few days, depending on the length of joint and the access, including the preparation. We will confirm how long when we quote.
How much does external mastic cost in Kingsbarns?
Size, access and the old material all affect the cost. Ask us for a quote.
Should I point up the gap in my brickwork?
No. Mortar locks the joint solid, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.
Why do you put foam in the joint first?
That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides, which would stop it stretching.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
How it works
When we arrive, we look over the joints with you first. We protect the surfaces around the joints before work begins. Most jobs take a few hours to a few days, depending on the length of joint and the access. Around Kingsbarns, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
How to prepare
- Mention any parking rules near the property
- Move anything stored near the joints
- Let us know about earlier repairs to the joints

Advice
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Keep water from gutters off the wall
- Clear growth from the base of walls and joints
- Point out the joints to other trades
- Get split or bare joints resealed while the damage is small
Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.
If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
