Regrouting in Kingsbarns

Regrouting for homes and businesses in Kingsbarns

Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. We rake it out and replace it, then reseal the corners and edges. We are often asked to deal with splashback grout that has darkened and gaps where the shower grout has gone, on shower walls, bathroom floors and wet rooms.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Every job comes with our 12-month guarantee, wherever you are in Fife.

What we do, step by step

On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work generally takes a few hours, or longer for a fully tiled room. Somewhere like Kingsbarns may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking the tiles for any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. We vacuum the joints and clean out the dust.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. The corners and edges get new silicone, because grout there would crack.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children
  • For business premises, tell us about site rules or sign-in

Kingsbarns homes and their sealant

Kingsbarns is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you live in an older home near Kingsbarns church, older homes can move a little, which is hard on rigid grout and tired sealant. In and around Kingsbarns, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

Kingsbarns is about 15 miles south-east of Broughty Ferry, in Fife. Wherever you are in the KY16 postcode area, our applicators can take on regrouting. Across Fife, we cover 133 places, Kingsbarns among them. Our Dundee page covers work nearby, about 17 miles away.

All of KY16 is within our area for regrouting, from the main roads to the quietest streets. That includes homes and businesses on The Square, Main Street and Station Road. Nearby, we also carry out regrouting in Boarhills (2 miles north-west), Crail (3 miles south-east), Kilrenny (5 miles south), Anstruther (5 miles south) and St Andrews (6 miles north-west). For landlords and businesses

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

FAQs for Kingsbarns

Do you cover Kingsbarns for regrouting?

Yes. Our work covers the whole of Scotland, and Kingsbarns is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Do you cover smaller places like Kingsbarns?

Yes. Kingsbarns is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

How long does regrouting take?

As a guide, most jobs take a few hours, or longer for a fully tiled room. Bigger jobs take longer.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we are using.

Should corners be grouted or sealed?

Internal corners and edges are sealed with flexible silicone. Grout in a moving joint soon cracks.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you work for landlords and businesses?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels in Kingsbarns.

Can you quote for more than one area?

Of course. Doing several areas at once is generally more efficient.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Use a soft brush rather than a wire one
  • Run the extractor fan during and after a shower
  • Keep an eye on the silicone along the edges
  • Have loose tiles looked at early

Have any tile that moves checked right away. A loose tile cracks the grout around it and lets water in.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints, and that water can reach the wall or the floor below.

What affects the cost of regrouting

Some jobs are bigger than they look, and some smaller. The main factors:

  • Any working-time requirements on site
  • The type of sealant required
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out

Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • Roughly how big the job is
  • What’s wrong with the joints now

Want a quote for regrouting? Please send an email to info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear price before we start.

Why it’s worth doing now in Kingsbarns

Regrouting will not help where tiles have come away. We point that out first, so you can decide what to do. Where the tiles are sound, regrouting is far less disruptive than retiling. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Different surfaces, different methods

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Stained grout is best replaced.

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout in that joint wouldn’t last.

When something else is needed

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • Tiles that are chipped or split
  • Tiles that have come away from the wall
  • A structure that flexes behind the tiles

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.
