Leuchars Regrouting
Problem with your tiled areas in Leuchars? We cut out the old, prepare the joints and apply the right sealant.
- Old grout in a dated colour
- Corners filled with grout instead of silicone
- Grout stained black or orange that won’t clean
How we handle regrouting in Leuchars
Regrouting is normally paired with resealing. Grout belongs between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Renewing both together means nothing is left half-done. We work on bathroom floors, bathroom wall tiles and wet rooms, and common reasons people get in touch are grout that’s cracking and breaking up and floor grout that has worn and darkened.
A bathroom in a place like Leuchars gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

How we quote for regrouting
The quote reflects the job in front of us. We take into account:
- How many rooms, windows or areas are involved
- Any working-time requirements on site
- How much there is to do
- The type of sealant required
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
There’s no need for technical detail. Just tell us:
- What’s wrong with the joints now
- A few pictures by email, if you can
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.
Surface by surface
Bathroom wall tiles
We can regroute all the walls in a bathroom, depending on the area. You can change the colour at the same time.
Shower walls
The grout in a shower takes the brunt of the water. We rake it out and regrout and renew the silicone at the edges.
Common questions in Leuchars
Do you cover smaller places like Leuchars?
Yes. Leuchars is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is Leuchars in your area for regrouting?
Yes, Leuchars is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you work for letting agents?
Yes. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Can you regrout if a few tiles are loose?
Loose tiles need refixing before regrouting. We will show you which ones before any grout comes out.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can tenants book the work?
Yes. Ask your landlord first, and we can send them the quote if that helps.
When can I use the shower again?
The wait depends on the materials and how warm the room is. We will give you a time to follow at the end of the visit.
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Wipe water off the walls when you are done
- Open a window or run the fan to clear steam
- Clean with a soft brush, not anything metal
- Rinse soap off the tiles after each shower
We’ll tell you when the area can be used again. Stick to that time, and avoid scrubbing the new grout hard for the first few days.
Grout that’s washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.

Work for landlords, hotels and businesses
We also work for property managers and facilities teams in Leuchars and across Fife. We can quote a run of properties together.
We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
What happens if it’s left?
Grout pens and paint-on colourants only cover the surface. They won’t fill gaps or keep water out, and stains can show through again. A proper regrout puts new grout in the joint. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

The process
Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, or longer for a fully tiled room. Outdoor work around Leuchars depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We check the tiles are sound and flag any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- The corners and edges get new silicone, because grout there would crack.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Try not to wet indoor joints just before the visit
- On commercial sites, let us know about site rules

Advice
When it is not the sealant
In fairness, there are a few things sealant will not fix:
- Damaged tiles that need replacing
- A leaking wet room membrane
- A structure that flexes behind the tiles
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Bathrooms and kitchens in Leuchars
Leuchars is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
For an older house near a landmark such as St Athernase Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Leuchars station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.
