Commercial sealant in Leuchars, done properly
Wet areas get anti-fungal sanitary silicone, and kitchens get a food-safe product where it’s needed. We use sealants from Arbo and Everbuild, chosen to suit each joint. Typical jobs include failed floor-level joints in accessible wet rooms and silicone laid over old silicone by a previous contractor, across retail & leisure sites, student & care accommodation and welfare facilities.
If you look after holiday lets, a guest house or a community building in or near Leuchars, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.
All of our work is guaranteed for twelve months.

Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Keep strong chemicals and scourers off the joints
- Tell cleaning staff when each room can be used
- Log resealing so you know what’s due
- Check extract fans are actually running
Extract fans need to work. Where a room has no window, the fan is what dries it out, and mould comes back faster without it.
Signs to look for: mould, splits, peeling corners or water marks downstairs. When you see them, it’s time to plan a reseal.
Why deal with it now?
Refitting a washroom is a big, disruptive project. If the fittings are in good order, new sealant is often all it needs. We’ll tell you if we find anything that needs another trade. Around Leuchars, water from a failed joint in an older stone home can soak into timber and plaster.
Doing several joints on one visit normally makes better use of the time than several visits. You’ll get one clear quote for the whole job.

When it is not the sealant
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Failed tanking or loose tiles behind the sealant
- Damaged sanitaryware that needs replacing
- Poor ventilation that keeps bringing mould back
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

How it works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a morning for a small washroom, and a planned programme for bigger sites. Outside jobs in Leuchars need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- The first visit is a look round the site to agree the scope.
- Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
- Each area is protected and stripped of old sealant.
- Once dry, every joint is resealed and tooled.
- We let your team know the cure time for every area.
Before we arrive
- Tell us about any water getting in
- For business premises, tell us about site rules or sign-in
- Keep pets and children clear of the area while we work

FAQs for Leuchars
Do you work for landlords with property near Leuchars station?
Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Is Leuchars in your area for commercial sealant?
Yes, Leuchars is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
When can guests or staff use the shower again?
Follow the cure time we give you, which is usually around 24 hours. A room-by-room programme keeps only a few rooms out at once.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and we’ll quote it together.
Can you work around guests in a hotel?
Yes, in most cases. Each visit covers an agreed batch of rooms, working around check-out and check-in where possible.
Is there any odour?
Sometimes, a little. Any smell clears as the sealant cures.
What affects the quote in Leuchars
The quote reflects the job in front of us. We look at:
- The type of sealant required
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- How much there is to do
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.
Asking for a quote
Before you ask for a quote, have a think about:
- Where the job is, and your postcode
- Any previous sealing or DIY work
- The type of property
- Photos by email, if that’s easy
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What we’re called out for in Leuchars
A rushed reseal between guests rarely lasts. Sealing over old silicone, sealing wet joints or using the wrong product means the joint fails again soon.
It’s worth asking for a quote if you see:
- Rental bathrooms that need resealing between tenants
- Worktop sealant that has shrunk and stained
- Too many rooms to reseal without closing the building
- Sealant failing again soon after quick repairs
If you look after a church, hall or community building such as St Athernase Church, its kitchen and washroom sealant needs looking after like anywhere else.
Comparing quotes
- Who does the work, and how experienced they are
- How long to leave it before use
- Whether the sealant suits the joint
- Is VAT in the price?
