Signs you need regrouting in Guardbridge

A poor original job is a common cause. If it was mixed too wet or not pressed in firmly can wash out within a few years.

Any of these means the joints need attention:

  • Stained grout that cleaning will not shift
  • Corners filled with grout instead of silicone
  • Grout that makes sound tiles look old
  • Shower grout that has worn away

Rented homes near Leuchars station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

How we handle regrouting in Guardbridge

Most regrouting jobs include resealing too. Grout is for the joints between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Renewing both together means nothing is left half-done. If you’re dealing with dirty, worn grout on a tiled floor and a grout colour that no longer suits the room, we can put it right, whatever the surface.

A bathroom in a place like Guardbridge gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

Looking after it afterwards

Aftercare is simple:

  • Rinse the tiles after showering
  • Keep the fan on after showering
  • Avoid neat bleach and strong acid descalers on grout
  • Use gentle cleaners on grout

If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and open a path for water.

Small problems with grout are quick to put right. Left for a few years, they can become a leak, so get it looked at when you notice it.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What affects the cost of regrouting

For a quick quote, just ask. What matters most is:

  • Which sealant suits the joint
  • Access and height
  • Working hours on commercial sites
  • Mould in or behind the old joints

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • Roughly how big the job is
  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • Whether it’s a home or a business

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

What we can’t put right

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Tiles that have come away from the wall
  • Tiles that are chipped or split
  • Movement in a stud wall or floor

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Joints and surfaces we work on

  • Kitchen splashbacks
  • Shower walls
  • Tiled floors
  • Bathroom wall tiles
  • Bathroom floors
  • Wet rooms

How the visit works

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a shower enclosure, longer for a whole room. Somewhere like Guardbridge may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Before we arrive

  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before

Guardbridge questions

Do you cover smaller places like Guardbridge?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Leuchars station?

Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

How much does regrouting cost in Guardbridge?

It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk with a short description of the job.

Where do you work from?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you reseal at the same time?

Usually, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Guardbridge homes and their sealant

Guardbridge is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

In and around Guardbridge, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.
