Dairsie: your questions answered

Can you help a landlord with a rental near Leuchars station?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Dairsie?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

How much does regrouting cost in Dairsie?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

Are you insured?

Yes. Mr Mastic is fully insured.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply email us at info@mrmastic.co.uk.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

How we handle regrouting in Dairsie

Regrouting is normally paired with resealing. Grout is for the joints between tiles, but internal corners and edges flex, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. We’re often asked to deal with dirty, worn grout on a tiled floor and kitchen splashback grout stained by grease, across bathroom floors, tiled floors and bathroom wall tiles.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Every job is covered by our 12-month guarantee.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Use gentle cleaners on grout
  • Wipe or squeegee the shower walls
  • Give the walls a quick rinse after use
  • Keep an eye on the silicone along the edges

Give the new grout the time we tell you before using the shower, so it can harden properly. After that, rinse the tiles after showering and let the room air.

Fixing grout early is a small job. Left for a few years, they can become a leak, so get it looked at when you notice it.

Work for landlords, hotels and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Honest limits

In fairness, there are a few things sealant will not fix:

  • Cracked or broken tiles
  • A leaking wet room membrane
  • Tiles that have come away from the wall

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

  • Bathroom floors
  • Wet rooms
  • Tiled floors
  • Bathroom wall tiles
  • Shower walls
  • Kitchen splashbacks

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Leave it or put it right?

If tiles are loose, regrouting alone is not the answer. We point that out first so you know what’s involved. Where the tiles are sound, regrouting is far less disruptive than retiling. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start.

What regrouting looks like in Dairsie

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

In and around Dairsie, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for a shower enclosure, longer for a whole room and we leave things clean and tidy. For a place like Dairsie, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. Dust is cleared from every joint.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

Before we arrive

  • Tell us about any water getting in
  • Clear the area around the work
  • Mention if the joints have been sealed before

Related advice

Do you need regrouting in Dairsie?

Grout is porous, so it soaks up water, soap and dirt. Over time it stains, softens and starts to crumble and showers that get daily use suffer most.

The problems people generally mention when they call include:

  • Grout in a colour the owner wants to change
  • Discoloured grout on otherwise sound tiles
  • Stained grout that cleaning will not shift
  • Cracked grout along the bath or tray

Rented homes near Leuchars station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.
