Fire rated sealant for Dairsie homes and businesses

How we handle fire rated sealant in Dairsie

Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. We cut out the wrong material and the gap is resealed with a product tested for that use. Common call-outs are for gaps where walls meet ceilings or slabs and open gaps behind door architraves, on pipe & cable gaps, linear gaps and plasterboard & masonry.

In a smaller place like Dairsie, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Questions from Dairsie

How do Scotland’s building regulations apply to fire-rated sealant in Dairsie?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you cover smaller places like Dairsie?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you offer different sealant colours?

We help you choose a colour that suits. The product needed can limit the range.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Can tenants book the work?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Is it OK to seal over old sealant?

No. The old sealant always comes out first.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Can you quote for more than one area?

Yes. More than one area can be quoted together.

How we quote for fire rated sealant

You’ll get a clear quote before we start. It takes into account:

  • When we can work, for business premises
  • How easy the joints are to reach
  • The number and length of the joints
  • The product the joint needs

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • How many joints, rooms or windows are involved
  • Whether it’s a home or a business
  • How we’d reach the joints
  • What’s wrong with the joints now

Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and give you a clear quote before we start.

How the job changes by surface

Masonry and concrete

Preparation counts on brick, block and concrete. We brush and vacuum the gap and use backing where the detail needs it.

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. They’re sealed with a fire-rated sealant over backing where the detail calls for it.

Why deal with it now?

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

When to call us in Dairsie

Sometimes the wrong product was used from the start: general-purpose foam, everyday silicone or caulk in a place that needed a tested fire seal. It looks sealed, but it is not fire-rated.

It’s worth asking for a quote if you see:

  • Fire stopping disturbed by later work
  • Old fire sealant that has split or come away
  • Gaps left after a refit or conversion
  • Gaps filled with a product that isn’t fire-rated

For landlords with property near Leuchars station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What to look for in a quote

  • How long the guarantee is
  • Is VAT in the price?
  • How the joint is cleaned and prepared
  • What product goes in the joint

Choosing a sealant specialist

What happens on the day

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. It usually takes a few hours for a handful of gaps, and longer for a whole building. Outdoor work around Dairsie depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

How to prepare

  • Clear items away from the joints we are working on
  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work
