Floor joint sealing in Dairsie

Floor joint sealing for homes and businesses in Dairsie

Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone because it handles water. Typical jobs include gaps at thresholds between rooms and open joints that fill with dirt, across thresholds, skirting boards and tiled floors.

For a place like Dairsie, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

All our work is covered by a 12-month guarantee.

Tiled floors

When grout cracks along a straight line, the floor is telling you it needs to move. That line is converted to a flexible joint where it suits the floor.

Skirting boards

Skirting gaps are one of the most common floor joints we seal. We take out any cracked caulk before sealing.

How it works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for most rooms, longer for large commercial floors and we leave things clean and tidy. Around Dairsie, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Vacuum floor joints regularly to stop grit building up
  • Keep caulk for dry, still joints only
  • Ask before painting over a sealed joint
  • Avoid sloshing water against skirting

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Mark the area off so drivers avoid it.

Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact.

FAQs for Dairsie

Will you come out to Dairsie?

Yes, Dairsie is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do floor joint sealing in Dairsie?

Yes, Dairsie is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Why not just use caulk?

Because caulk cracks where there’s movement or water. Floor edges move through the year, so we use a flexible sealant that stretches.

Do you offer different sealant colours?

In most cases you can choose. We will explain which colours are available.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Can you quote for more than one area?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

How long will you be here?

A typical job takes a few hours for most rooms, longer for large commercial floors, including the preparation. Your quote will say how long we expect yours to take.

Leave it or put it right?

Not every floor joint takes the same sealant: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Getting that choice wrong is a common reason joints fail. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Joints and finishes in Dairsie homes

Across Fife, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

In and around Dairsie, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint. Rented homes near Leuchars station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

When something else is needed

New sealant can’t fix everything, and we’ll tell you before work begins. It won’t solve:

  • Water getting under the tiles from elsewhere
  • Loose, hollow or cracked tiles, which need a tiler
  • Structural movement or subsidence

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.
