Kingsbarns Sand Mastic
Traditional burnt sand mastic around sash and case windows and doors in stone and brick for householders, landlords and businesses in Kingsbarns. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Gaps where the frame meets the masonry
- Mastic round period door frames that has failed
- Crumbling sand mastic round a window
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Plan mastic work ahead of painting
- Avoid heavy scraping on the mastic joint
- Find out about consent before window work on a listed home
- Keep sills and gutters clear so water drains away
Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.
Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.
About our sand mastic in Kingsbarns
A silicone bead around a sash window can look out of place and doesn’t suit the building. Sand mastic is the traditional choice and we can swap the silicone for it. If you have open joints round the window box and draughts and rain around sash boxes, we can put it right.
Mastic can only go onto a dry joint, so outside work in Kingsbarns depends on the weather. Let us know about access to every frame, including any upstairs.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Signs you need sand mastic in Kingsbarns
Most of it is simply age. Sand mastic is a maintenance item like any pointing, depending on exposure and upkeep.
Keep an eye out for any of the following:
- Failed mastic on an exposed elevation
- Draughts and rain around sash boxes
- Patchy fillers round a sash window
- Old sand mastic that has cracked, crumbled or fallen out
Around Kingsbarns, as everywhere, sand mastic is only as good as the preparation behind it.

Windows and doors in Kingsbarns
Kingsbarns is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
If you live in an older home near Kingsbarns church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Common questions in Kingsbarns
Will you come out to Kingsbarns?
Yes, Kingsbarns is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Does living near the coast affect sand mastic in Kingsbarns?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do you guarantee sand mastic work?
Every job comes with our 12-month guarantee, and we’re fully insured.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
Is there any odour?
Some sealants have a smell while they cure, but it fades. Opening a window helps.
Can sand mastic be painted?
It’s traditionally left unpainted, as guidance on traditional windows advises. Talk to us before any painting near it.
How long does sand mastic take?
It depends on the size of the job, but as a guide it takes anything from a few hours to a full day, depending on how many windows. We will give you a better idea when we quote.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we’ll quote it together.
How the visit works
A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. It generally takes a few hours for a single window, longer for several. Outdoor work around Kingsbarns depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First we agree which joints need doing.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- The sand mastic is mixed and pressed into the joint by hand.
- We dress the finish so it sits neatly against the masonry.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- Tell us about any previous sealing or DIY attempts
- Clear the area around the work

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What affects the cost of sand mastic
We quote each job individually. These are the things that affect it:
- Whether there’s mould to deal with
- How much there is to do
- Access and height
- Working hours on commercial sites
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
What we need to know
What to tell us when you ask for a quote:
- The type of property
- Access, such as stairs, a lift or height
- Photos by email, if that’s easy
- What’s wrong with the joints now
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.
Why it’s worth doing now in Kingsbarns
Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in and new mastic seals them. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.
