Kingsbarns Window Mastic
Professional window mastic in and around Kingsbarns, with old sealant always removed completely and a 12-month guarantee.
- Cracked internal joints between frame and plaster
- Old mastic that has gone black or come away
- Mastic that has split away from the wall
Window mastic in Kingsbarns
The new joint does not have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. If you have gaps between the frame and the inside reveal and a bead that doesn’t match the frame, we can help, whatever the surface.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Our work is backed for twelve months.

Signs you need window mastic in Kingsbarns
Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.
Keep an eye out for these signs:
- White mastic on grey or black frames
- Cracked sealant at the sill ends
- Water coming in at the bottom corners of a door
- Black, perished sealant on frames
In and around Kingsbarns, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
Leave it or put it right?
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Around Kingsbarns, water from a failed joint in an older stone home can soak into timber and plaster.
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.
What you get with us

Kingsbarns: your questions answered
Will you come out to Kingsbarns?
Yes, Kingsbarns is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you do window mastic in Kingsbarns?
Yes. We work across all of Scotland, and Kingsbarns is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints.
Can I paint over the new sealant?
Most silicone cannot be painted. Let us know beforehand, and we will use a paintable product where it suits.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you do not need to watch us work.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
Can resealing stop a draught around my window?
Often, yes. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
How the visit works
Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes most of a day for a typical house, less for a few frames. Somewhere like Kingsbarns may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check how each frame can be reached safely.
- All the failed sealant is cut away, along with any loose debris.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Mention any leaks or damp you’ve noticed
- Mention any sign-in or site rules at work premises
- Try not to wet indoor joints just before the visit

Advice
What affects the quote in Kingsbarns
Every job gets its own quote. This is what makes a difference:
- Whether there’s mould to deal with
- How many areas need sealing
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Asking for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Roughly how big the job is
- Photos by email, if that’s easy
- Any access issues, like height or stairs
- Whether it has been sealed before
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.
When it is not the sealant
In fairness, there are a few things sealant won’t fix:
- Rotten timber, which needs a joiner first
- Penetrating damp from a failed cavity tray or render
- A sash or casement that won’t close properly
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Frames and glazing around Kingsbarns
Kingsbarns is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
In the older streets around Kingsbarns church, the joint between an old wall and a newer frame is normally the first place rain gets in.

Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
