Window mastic in Kilrenny

Different surfaces, different methods

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.

uPVC windows

uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.

About our window mastic in Kilrenny

The new joint doesn’t have to be white. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. If you have white mastic on grey or black frames and gaps where the sill meets the wall, we can help, whatever the surface.

Outdoor sealant needs a dry surface, so window work around Kilrenny is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Common questions in Kilrenny

Do you cover smaller places like Kilrenny?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Kilrenny for window mastic?

Yes, Kilrenny is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Do you work for letting agents?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Where are you based?

We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Can I paint over the new sealant?

That depends on the product. Some hybrid sealants can be painted; silicone can’t. Mention any painting plans before any work starts.

Why deal with it now?

A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. In an older home around Kilrenny, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Landlord and commercial work in Kilrenny

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What we do, step by step

The work is kept neat and contained to the joints we are treating, so you can get on with your day. Expect the work to take anything from an hour or two to a full day, depending on how many frames there are. Outside jobs in Kilrenny need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep pets and children clear of the area while we work
  • On commercial sites, let us know about site rules

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Don’t aim a pressure washer at the joints
  • Check the mastic once a year
  • Wipe condensation off the frames
  • Clear any debris from frame drain holes

A yearly look round the frames is enough. Small splits are simple to catch before they leak.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

What affects the cost of window mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • The number of rooms or windows
  • How much old sealant there is and how hard it is to remove
  • Any mould that needs treating
  • The number and length of the joints

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What we need to know

To help us quote quickly, please include:

  • If someone has resealed it before
  • Photos by email, if that’s easy
  • If it’s domestic, commercial or a hotel
  • Roughly how big the job is

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we will talk you through the work.

Windows and doors in Kilrenny

Kilrenny is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you live in an older home near Kilrenny Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Managing a site like Waid Academy? Then larger buildings have plenty of frames, and the mastic around each one ages.
