Bathroom resealing across KY10: what to expect
It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We are often asked to deal with a bead that has pulled away from the tiles and a messy, uneven bead from a previous reseal, across wet rooms, sinks & splashbacks and shower trays & enclosures.
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the amount of work.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
What affects the price in KY10

Local landmarks in Anstruther
Typical jobs here are in homes near Waid Academy, Ship Tavern and Anstruther United Presbyterian Church and the streets around them. Other landmarks nearby include Dreel Castle (within half a mile south-west) and St Monans Camera Museum (2.9 miles south-west).
Bathroom resealing across KY10: local notes
KY10 has homes of every age, old and new, and in places like Anstruther, Crail and Pittenweem there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across KY10. In the coastal parts of KY10, the sea-facing side of a building takes the most weather, and that’s where sealant normally gives up first. The right product and careful preparation help it last.
Anstruther: For an older house near a landmark such as Anstruther United Presbyterian Church, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Waid Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What happens if it’s left?
Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove.
What your quote should include
- Whether they’re fully insured
- What guarantee comes with the work
- Whether you can choose the colour
- What happens if they find a problem under the old sealant
When it is not the sealant
Some problems need a builder, plumber or other trade rather than us:
- A leaking waste, trap or valve
- Water getting in through the grout rather than the sealant
- Loose or hollow tiles, or failed tanking behind them
Why it fails
A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.
Common reasons people contact us include:
- Leaks into the floor or ceiling below
- Leaking joints on a shower screen
- A messy, uneven bead from a previous reseal
- Gaps between the worktop and the wall
How we quote for bathroom resealing
We quote each job individually. This is what makes a difference:
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
- Working hours on commercial sites
- Whether the work is at height
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
What to tell us for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Where the job is, and your postcode
- The rough size of the job
- If someone has resealed it before
- How we’d reach the joints
Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.
How to look after the new joints
Looking after new joints is easy, and it makes a real difference:
- Dry worktop joints after washing up
- Wait for the cure time we give you
- Use gentle cleaners on the silicone
- Keep bottles off the sealant line
Give the silicone time to cure before it gets wet, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
KY10: your questions answered
Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Is white the only colour available?
We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.
How long does the new silicone need before I use the shower?
We give you the cure time before we leave, and it’s normally around 24 hours. Getting it wet too early can spoil the new joint.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
Do you have insurance?
Yes. We are fully insured for domestic and commercial work.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
What should I tell you?
A short description and the location, plus pictures if you have them. If we need more, we’ll ask.
