Bathroom resealing in Barnyards, done properly
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Barnyards. We are ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on shower trays & enclosures, sinks & splashbacks and wet rooms, and common reasons people get in touch are leaking joints on a shower screen and shrunken sealant along the back of a worktop.
Bathrooms in smaller places like Barnyards work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
A one-year guarantee comes as standard.

Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Surface by surface
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Baths
Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
What bathroom resealing looks like in Barnyards
Barnyards is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Whether the job is in Barnyards itself or nearby, the right material for each joint matters as much as a neat finish.

What we are called out for in Barnyards
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.
People generally contact us when they notice one of these:
- Cracked, shrunken or lifting silicone
- Mouldy sealant that has gone black
- Gaps where the bath or tray has moved
- Damp behind the bath or under the tray
In and around Barnyards, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

When something else is needed
It helps to know what we cannot do:
- Failed grout lines across the wall
- Loose or hollow tiles, or failed tanking behind them
- A bath or tray that moves because it is not properly supported

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Wipe up water along the back of the worktop
- Clean with a mild bathroom cleaner and a soft cloth
- Check the joints every few months for splits or lifting
- Run the extractor fan during and after every shower
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.
Landlord and commercial work in Barnyards
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

How it works
We keep the work tidy and contained to the joints we are treating. The job usually takes a couple of hours for a single bath or shower, and we tell you how long to leave it before we go. Somewhere like Barnyards may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Keep pets and children clear of the area while we work
- Clear the area around the work

Advice
Barnyards: your questions answered
Will you come out to Barnyards?
Yes. Barnyards is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work for hotels and guest houses in Barnyards?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Can you reseal around my kitchen sink and worktop?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Can I choose the colour of the sealant?
Most people choose white or clear, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
Will there be a smell?
Possibly a little. Any smell clears as the sealant cures.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Are you fully insured?
Yes, we’re fully insured for domestic and commercial work.
