Quotes for regrouting in Barnyards

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises
  • How easy the joints are to reach
  • The type of sealant required

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

To make quoting easier, please include:

  • Roughly how big the job is
  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel
  • The address or postcode of the job

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

How we handle regrouting in Barnyards

A grout colour change can freshen a room without retiling. You might go from white to grey, or the other way round. Tell us what you have in mind when you ask for a quote. We work on bathroom wall tiles, kitchen splashbacks and bathroom floors, and common reasons people get in touch are a grout colour that no longer suits the room and corners filled with grout instead of silicone.

A bathroom in a place like Barnyards gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Barnyards questions

Can you do regrouting in Barnyards?

Yes, Barnyards is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Do you take on hotel work around Barnyards?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

When can I use the shower again?

We will tell you on the day. It depends on the grout and the sealant used so please stick to it.

What if some of my tiles are loose?

New grout cannot hold loose tiles in place. We check the tiles first and tell you if any are loose or hollow so you know where you stand.

Is regrouting a chance to pick a new grout colour?

Yes. Many clients do. Darker grout can hide marks, while lighter grout brightens a room.

Can you do several jobs on one visit?

Yes, we can. More than one area can be quoted together.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

What the job involves on each surface

Shower walls

A shower wall is soaked daily, so its grout takes the most punishment. It’s often the first place grout washes out.

Bathroom floors

If floor grout keeps cracking, the floor may be moving. We check the tiles before regrouting.

Signs you need regrouting in Barnyards

Hard water and soap leave a film on grout and stick to it. In time the grout under it darkens and breaks down, which is when replacing it makes sense.

Signs it’s time to call us include:

  • Grout in corners that has cracked
  • Dirty, worn grout on a tiled floor
  • Kitchen splashback grout stained by grease
  • Gaps where the shower grout has gone

For jobs in and around Barnyards, choosing the right material for each joint is as important as a tidy finish.

Choosing a sealant specialist

Landlords, agents and businesses in Barnyards

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Why it’s worth doing now in Barnyards

If tiles are loose, regrouting alone is not the answer. We will tell you before work begins so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. Around Barnyards, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.

What we can’t put right

We will always be straight with you, so here’s what new sealant will not do:

  • Damaged tiles that need replacing
  • A leaking shower valve or waste
  • A leaking wet room membrane

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Regrouting around Barnyards

Barnyards is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Barnyards, as everywhere, regrouting is only as good as the preparation behind it.

What we do, step by step

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours, or longer for a fully tiled room in most cases. Outside jobs in Barnyards need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints
