Trusted new build mastic in Barnyards

New build mastic in Barnyards, done properly

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference. If you’re dealing with joints pulling apart as timber shrinks and messy sealant that spoils new finishes, we can put it right, on bathrooms & en suites, windows & doors and skirting & floors alike.

Around smaller Scottish places like Barnyards, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

Whatever the size of the job, you get the same one-year guarantee.

When something else is needed

We’ll always be straight with you, so here’s what new sealant will not do:

  • Plumbing faults behind the sealant
  • Broken tiles or a split tray
  • Movement caused by a poorly fitted tray or bath

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

How it works

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on the number of plots. Around Barnyards, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Advice

Surface by surface

Windows and doors

The gap between a new frame and its plaster reveal often opens up. We cut out the cracked bead and reseal with a flexible sealant in a matching colour.

Kitchens

Sink joints are wet all the time. We use a sealant suited to kitchens, food-safe where it’s needed.

Leave it or put it right?

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

What we’re called out for in Barnyards

Later trades and the final clean can damage fresh sealant. A bead disturbed before it has cured may never seal properly, and the problem shows up after you move in.

Look out for any of the following:

  • Joints pulling apart as timber shrinks
  • Worktop and upstand sealant coming away
  • Messy sealant that spoils new finishes
  • Beads laid onto grit and dust from the build

Whether the job is in Barnyards itself or nearby, the right material for each joint matters as much as a neat finish.

Questions to ask before booking

  • Who turns up on the day
  • Whether VAT is included
  • Whether all the old sealant comes out first
  • What guarantee comes with the work

Our hiring checklist

For landlords and businesses

We also work for property managers and facilities teams in Barnyards and across Fife. We can quote a run of properties together, and we’re fully insured for the work.

For anyone letting property in or around Barnyards, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

Looking after it afterwards

Looking after new joints is easy:

  • Check bath and shower seals every few months as the house settles
  • Follow the cure time we give you
  • Don’t wait for the house to settle if water is getting through
  • Put sealant faults on your snagging list early

Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers so moisture doesn’t sit on the sealant.

A seal that splits early is often a sign of movement. Getting it resealed properly, and any movement checked, stops it recurring.
