How we handle external mastic in Barnyards

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. We work on render & cladding joints, concrete & block and copings & trims, and the jobs we see most are brick movement joints where the sealant has split and joints pointed up with cement by mistake.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

Whatever the size of the job, you get the same 12-month guarantee in Barnyards and across Fife.

How the visit works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the building. Outside jobs in Barnyards need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

FAQs for Barnyards

Will you come out to Barnyards?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is external mastic in a coastal place like Barnyards any different?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

How long does external mastic last?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Every job carries our one-year guarantee.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

What is backing rod for?

That’s backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides so it can flex with the joint.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used.

What is a movement joint?

Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking and needs a flexible seal, not mortar.

What affects the quote in Barnyards

For a quick quote, just ask. What matters most is:

  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • The number of rooms or windows
  • Any working-time requirements on site

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

What to tell us for a quote

What to tell us when you ask for a quote:

  • What’s wrong with the joints now
  • A few photos by email, if you can
  • Where the job is, and your postcode
  • How we’d reach the joints

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

What external mastic looks like in Barnyards

Barnyards is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Gibliston House, about 1.8 miles north, is one of the historic houses in the wider area around Barnyards, and older homes nearby need a sealant that suits their walls. In and around Barnyards, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Do not let climbing plants root in the sealant
  • Look over the joints every year, ideally after winter
  • Keep high-pressure jets off the joints
  • Get split or bare joints resealed while the damage is small

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.

What we can’t put right

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Adding movement joints to masonry that has none
  • Subsidence or other structural problems
  • Damp that is not coming from the joint

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Façade panels
  • Copings & trims
  • Concrete & block
  • Brickwork movement joints
  • Joints between brick and frames
  • Render & cladding joints

What happens if it’s left?

Running new sealant over the old bead rarely lasts. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. Around Barnyards, water from a failed joint in an older stone home can soak into timber and plaster.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
