Barnyards Sand Mastic
Our applicators work in Barnyards on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old material cut out, joints cleaned and sealed neatly and a 12-month guarantee.
- Gaps between timber frames and stone or brick
- A silicone bead on a sash window that spoils the look
- Draughts and rain around sash boxes
Sand mastic for homes and businesses in Barnyards
If your home is listed or in a conservation area, check with your local planning authority whether consent is needed for work to windows. Sand mastic is often favoured as a like-for-like material. Typical jobs include crumbling sand mastic round a window and failed mastic on an exposed elevation, across sash and case windows, stone surrounds and period & listed homes.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

What we’re called out for in Barnyards
Some old mastic was never deep enough. A thin layer doesn’t hold well, which is why we pack deep voids first and get the depth right.
These are the problems we are asked about most:
- Old sand mastic that has cracked, crumbled or fallen out
- Silicone on a period window that looks wrong
- Old cement repairs round a window that have failed
- Failed mastic on an exposed elevation
Historic houses such as Gibliston House, about 1.8 miles north, show how far back building around Barnyards goes, and older homes nearby need a sealant that suits their walls.
What your quote should include
- What product goes in the joint
- Whether they seal over old material or remove it
- What the quote includes, VAT included or not
- What insurance they hold
What happens if it’s left?
Before painting the windows, it pays to renew the mastic. Paint over cracked mastic will not stop the gaps, and the new mastic is traditionally left unpainted. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.
Why us?
- A 12-month guarantee on all work
- Sanitary silicone with an anti-fungal additive in wet areas

Barnyards homes and the weather
Barnyards is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. With historic houses such as Gibliston House (about 1.8 miles north) nearby, there’s older building stock in the area around Barnyards as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
In and around Barnyards, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Barnyards questions
Does living near the coast affect sand mastic in Barnyards?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.
Is Barnyards in your area for sand mastic?
Yes. Our work covers the whole of Scotland, and Barnyards is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
How much does sand mastic cost in Barnyards?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Do you offer different sealant colours?
In most cases you can choose. We will explain which colours are available and agree one before we start.
Can you quote for more than one area?
Yes. Just list everything you need.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
How it works
We keep the work tidy and contained to the joints we are treating, so you can get on with your day. The job usually takes a few hours for a single window, longer for several. Around Barnyards, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at the surrounds with you and agree the joints to renew.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- The sand mastic is mixed and pressed into the joint by hand.
- We dress the finish so it sits neatly against the masonry.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- On commercial sites, let us know about site rules
- Keep children and pets away from the work area
How to get a quote
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.
Related advice
What the job involves on each surface
Timber door frames
A neat sand mastic joint round a front door suits a period home.
Stone surrounds
We take care not to mark the stone while raking out the old mastic.
Keeping the joints in good condition
So the new joints stay in good condition:
- Leave the new mastic unpainted
- Do not run silicone over sand mastic
- Take care around the mastic when scraping paint
- Keep sills and gutters clear so water drains away
Avoid painting over the new mastic, which is the traditional advice. Ask us before any decorating around it.
Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.
Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
We work for letting agents and landlords as well as householders. Resealing between tenancies is a simple way to keep a property in good order.
What we cannot put right
We will not take on work that will not last, so these are the limits:
- Broken panes
- Sash cords, weights and draught-proofing of the sashes
- Masonry that needs repairing
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
