About our sand mastic in Arncroach

On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. We are often asked to deal with modern sealant on a period surround and wind and rain getting in round a sash window, on stone surrounds, sash and case windows and period & listed homes.

Mastic can only go onto a dry joint, so outside work in Arncroach depends on the weather. Tell us about access to all the windows and doors, upstairs included.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

The process

We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take a few hours for a single window, longer for several, and we tell you how long to leave it before we go. Around Arncroach, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The mastic is finished to sit tidily against the stone or brick.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky
  • Clear items away from the joints we’re working on

Advice

How we quote for sand mastic

You will get a clear quote before any work starts. It takes into account:

  • The type of sealant required
  • Working hours on commercial sites
  • The number of rooms or windows
  • The old material and how stubborn it is

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

What to tell us for a quote

What to tell us when you ask for a quote:

  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work

We quote each job on its own, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job.

Why act early in Arncroach

Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad, and renewing the mastic closes them. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Arncroach: your questions answered

Is Arncroach within the area you cover?

Yes. Arncroach is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Arncroach for sand mastic?

Yes, Arncroach is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

What is sand mastic?

Sand plus a binder based on linseed oil. It’s built up in the joint by hand and shaped to suit the surround.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

What guarantee comes with the work?

You get our 12-month guarantee to all our work.

Looking after it afterwards

Aftercare is simple:

  • Inspect the joints round the windows every year or so
  • Plan mastic work ahead of painting
  • Do not paint over the new mastic
  • Check with your local planning authority if your home is listed

Avoid painting over the new mastic, which is the traditional advice. Ask us before any decorating around it.

Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

What we are called out for in Arncroach

Shallow joints are a common cause. A thin layer does not hold well so we make sure the new mastic is the right thickness.

Most people get in touch after spotting something like this:

  • Gaps where the frame meets the masonry
  • Cracked mastic round a front door frame
  • A silicone bead on a sash window that spoils the look
  • Patchy fillers round a sash window

In and around Arncroach, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Sand mastic in Arncroach: local notes

Arncroach is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
