How the job changes by surface

Cladding and façade panels

If the façade has a specified sealant, that’s what we use or an approved alternative. Send us any details you have about the façade.

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. They’re resealed over backing rod with a low-modulus sealant in a colour to suit the brick.

About our external mastic in Earlsferry

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. We pick a colour that sits well with the wall so the joint doesn’t stand out. We work on façade panels, render & cladding joints and joints between brick and frames, and people most often call us about old sealant gone brittle and cracked and rigid filler in a joint that should flex.

External sealant needs dry surfaces, so outdoor work around Earlsferry is planned around the weather. Let us know about access to every wall and roofline.

Each job carries a 12-month guarantee.

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on the building. Somewhere like Earlsferry may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

Advice

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Walls and rooflines in Earlsferry

Earlsferry is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. With historic houses such as Gibliston House (about 3.3 miles north) nearby, there’s older building stock in the area around Earlsferry as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

In and around Earlsferry, as anywhere, good external mastic starts with a clean, dry, properly prepared joint. In the older streets around St Michael And All Angels Episcopal Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Rising or penetrating damp from elsewhere in the wall
  • Cracks in the bricks or render themselves, away from the joints
  • Structural movement, which needs a surveyor or engineer

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

What affects the cost of external mastic

The price is agreed before any work begins. It takes into account:

  • Working hours on commercial sites
  • How much old sealant there is and how hard it is to remove
  • The amount of work
  • How many areas need sealing

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Asking for a quote

You do not need to know the technical terms. Just tell us:

  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • Where the job is, and your postcode
  • A few pictures by email, if you can

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, send an email to info@mrmastic.co.uk.

Keeping the joints in good condition

Aftercare is simple:

  • Get split or bare joints resealed while the damage is small
  • Keep high-pressure jets off the joints
  • Fix overflowing gutters above sealed joints
  • Tell anyone working on the walls about the movement joints

Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Questions from Earlsferry

Does the coastal weather in Earlsferry affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can you do external mastic in Earlsferry?

Yes, Earlsferry is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we’ll send you a clear quote.

When will the joints need doing again?

It varies with how exposed the wall is and how much the joint moves. Look for splits, hardening or edges coming away.

Is the work guaranteed?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

How long does external mastic take?

A typical job takes a few hours for a handful of joints, longer for a whole elevation, including preparation and clearing up. Your quote will say how long we expect yours to take.

Can you seal joints between two different materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. We pick a colour that works with both materials.
