External Mastic in Colinsburgh
Our applicators work in Colinsburgh on sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly.
- Hard, crazed mastic that has stopped moving
- Damp patches traced to an open external joint
- Sealant pulling away from one side of the joint
External mastic in Colinsburgh
External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. We work on brickwork movement joints, render & cladding joints and façade panels, and common reasons people get in touch are rigid filler in a joint that should flex and water getting into walls through failed joints.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
You get a 12-month guarantee, the same in Colinsburgh as everywhere else we work.

When it isn’t the sealant
In fairness, there are a few things sealant will not fix:
- Cracks in the bricks or render themselves, away from the joints
- Rising or penetrating damp from elsewhere in the wall
- Movement that is more than a sealant joint can take

Why act early in Colinsburgh
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

How it works
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job usually takes a few hours for a handful of joints, longer for a whole elevation, and we explain the cure time before we leave. Outdoor work around Colinsburgh depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First we look over the joints with you, agree which to renew and talk through access.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to get a quote
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand.
Advice
Keeping the joints in good condition
After the cure time, these simple habits help:
- Get split or bare joints resealed while the damage is small
- Point out the joints to other trades
- Keep high-pressure jets off the joints
- Ask before painting over external sealant
Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.
If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.
What external mastic looks like in Colinsburgh
Colinsburgh is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
In the older streets around Colinsburgh Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Colinsburgh questions
Do you cover Colinsburgh for external mastic?
Yes. Our work covers the whole of Scotland, and Colinsburgh is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Does living near the coast affect external mastic in Colinsburgh?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.
Do you seal joints where cladding meets other materials?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Can you do several jobs on one visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
What does external mastic cost?
Size, access and the old material all affect the cost. Ask us for a quote.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Can you seal over the old sealant?
No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
Different surfaces, different methods
Render joints
Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Signs you need external mastic in Colinsburgh
Sometimes a movement joint was filled with mortar or a rigid filler, often by someone who didn’t know what it was for. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
It’s worth asking for a quote if you see:
- Cracked joints where brick meets render or frames
- Moss and dirt in joints with no sealant left
- Joints with sealant missing in places
- Sealant pulling away from one side of the joint
Around Colinsburgh, as everywhere, external mastic is only as good as the preparation behind it.
