Different surfaces, different methods

Bathrooms and en suites

En suite showers are a common source of leaks into the room below. A proper reseal keeps water in the tray.

New build mastic in Elie

Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the new bead bonds properly instead of bonding to the dust. If you have leaking shower tray seals in a new home and plot mastic for developers ahead of handover, we can put it right, whatever the surface.

Around smaller Scottish places like Elie, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Watch for new gaps as the house dries out
  • Don’t seal over failed sealant yourself
  • Put sealant faults on your snagging list early
  • Get a leaking seal dealt with straight away

Watch the joints as the house settles. Hairline gaps can open as timber and plaster dry, and they’re simple to reseal once movement has slowed.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and protects the rest of the house.

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes anything from a few hours to several days, depending on the number of plots, depending on the size of the job. For a place like Elie, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

How to prepare

  • Clear items away from the joints we are working on
  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit

Advice

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Questions from Elie

Is Elie within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is there a guarantee on new build mastic in Elie?

All our work, in Elie and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Are you fully insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Do you use white or clear sealant?

We use white, clear or a colour to suit the finishes. Tell us what you’d like when you get a quote.

How much does new build mastic cost in Elie?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Will the old sealant be removed?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

When something else is needed

We won’t take on work that won’t last, so these are the limits:

  • Cracked trays, tiles or worktops
  • Disputes or warranty claims with your builder
  • Cracking that points to a structural problem

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

New homes and floors in Elie

Elie is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

For jobs in and around Elie, choosing the right material for each joint is as important as a tidy finish. Around Elie, as everywhere, new build mastic is only as good as the preparation behind it.

What affects the cost of new build mastic

Your quote is based on your job. We take into account:

  • The size of the job
  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • Mould in or behind the old joints

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • If it’s domestic, commercial or a hotel
  • The rough size of the job
  • Where the property is
  • The problem you’ve noticed

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work and give you a clear price.

Leave it or put it right?

Resealing everything on a snagging list in one visit is generally simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
