How we handle external mastic in Strathkinness

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall so the joint doesn’t stand out. We work on brickwork movement joints, façade panels and render & cladding joints, and the jobs we see most are plants rooting in failed movement joints and water getting into walls through failed joints.

In and around a place like Strathkinness, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Strathkinness buildings and the weather

Strathkinness is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

In and around Strathkinness, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Strathkinness is about 10 miles south of Broughty Ferry, in Fife. Our area takes in 133 places across Fife, from the larger towns to small villages. For nearby work, see our Dundee page (10 miles or so).

FAQs for Strathkinness

Can you help a landlord with a rental near Leuchars station?

Yes. We work for landlords and agents as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is external mastic in a coastal place like Strathkinness any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

Do you work at height?

Each building is different. Tell us the height, the number of joints and what’s below them, and we will confirm what access is needed.

Do you guarantee your work?

Yes, always. There’s a 12-month guarantee on every job, large or small.

Do you come to Strathkinness?

We do. Strathkinness is part of the area we cover.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you.

Can I add another job to the visit?

Yes, we can. More than one area can be quoted together.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses.

What affects the cost of external mastic

Call for a quick quote. The main things that affect it are:

  • The amount of work
  • Working hours on commercial sites
  • Which sealant suits the joint
  • Whether the work is at height

The cost depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

Helping us quote

There’s no need for technical detail. Just tell us:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking
  • Photos by email, if that’s easy

Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Common problems we fix in Strathkinness

Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and rips as the joint opens.

Most people get in touch when they notice one of these:

  • Old sealant gone brittle and cracked
  • Plants rooting in failed movement joints
  • Leaking joints around cladding and façade panels
  • Brick movement joints where the sealant has split

If you let a flat or house near Leuchars station, outside joints that have cracked can let damp into a rental, so check them between lets.

Comparing quotes

  • Whether all the old sealant comes out first
  • How much experience the applicator has
  • What product goes in the joint
  • How the joint is cleaned and prepared

Choosing a sealant specialist

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.

For anyone letting property in or around Strathkinness, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Clear growth from the base of walls and joints
  • Tell anyone working on the walls about the movement joints
  • Never let anyone fill a movement joint with mortar
  • Have failed joints looked at early

Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.

Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.

Why act early in Strathkinness

It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together, and access only has to be arranged once. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

How the visit works

We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. Expect the work to take anything from a few hours to several days, depending on the building, and we tell you how long to leave it before we go. Outdoor work around Strathkinness depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about earlier repairs to the joints
