Sand mastic in Balmullo, done properly
We work across Balmullo renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand, finished to suit the masonry. Typical jobs include mastic round period door frames that has failed and wind and rain getting in round a sash window, on stone surrounds, sash and case windows and tenement windows.
Mastic can only go onto a dry joint, so outside work in Balmullo depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
Every job comes with our 12-month guarantee, wherever you are in Fife.

Common problems we fix in Balmullo
Over the years, sand mastic weathers. It dries out, cracks and loses its grip on the stone or timber.
Keep an eye out for any of the following:
- Window mastic to renew ahead of painting
- Mastic round period door frames that has failed
- Wind and rain getting in round a sash window
- A silicone bead on a sash window that spoils the look
In and around Balmullo, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Sand mastic in Balmullo: local notes
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
For landlords with property near Leuchars station, any sash windows need sound mastic to keep draughts and rain out.

Somewhere like Balmullo may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

Advice
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Why it’s worth doing now in Balmullo
Silicone might seem the quicker option, but it can look wrong on a period surround. Sand mastic suits the building and finishes neatly against the masonry. Around Balmullo, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

How to look after the new joints
Aftercare is simple:
- Make sure water runs off the sill
- Sort the mastic before the decorators arrive
- Avoid heavy scraping on the mastic joint
- Avoid patching sand mastic with silicone
When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.
Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.
