New build mastic in Tayport

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation. We are often asked to deal with smeared, uneven beads picked up at snagging and internal frame sealant that has split, on windows & doors, skirting & floors and kitchens.

For a place like Tayport, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

You’re covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Leave it or put it right?

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. In a place like Tayport, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Why us?

  • 20+ years of sealant experience
  • Full insurance on every job
  • Any old sealant cut out fully, not covered over
  • We leave the area clean and tidy

What affects the quote in Tayport

Jobs vary more than people expect. The main factors:

  • Any working-time requirements on site
  • How much there is to do
  • The product the joint needs
  • Any mould that needs treating

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Photos by email, if that is easy
  • If someone has resealed it before
  • Whether it’s a home or a business
  • The rough size of the job

Need a quote? Please email us at info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

New build mastic in Tayport: local notes

Tayport is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

In and around Tayport, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Tayport is about 2 miles south of Broughty Ferry, in Fife. Tayport gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Tayport is one of 133 places in Fife where we work.

When something else is needed

We will not take on work that won’t last, so here’s what sealant cannot put right:

  • Movement caused by a poorly fitted tray or bath
  • Your warranty claim itself, which is between you and the builder
  • Leaking fittings rather than failed sealant

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Plot handovers
  • Bathrooms & en suites
  • Kitchens
  • Windows & doors
  • Skirting & floors
  • Show homes

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Look at the sealant regularly in the first couple of years
  • Avoid running a DIY bead over the old one
  • Follow the cure time we give you
  • Avoid scourers and strong chemicals on sealant

Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents.

Early snagging is easier snagging. Left alone, a small crack can become a leak over time.

How the job changes by surface

Windows and doors

A draught at a new window can be a missed or failed joint. We check and reseal the frame edges.

Kitchens

Sink joints are wet all the time. A kitchen sealant goes in there suited to the job.

Common problems we fix in Tayport

New homes are full of moisture from plaster, screed and concrete, which takes a year or two to dry out. Drying timber shrinks and pulls joints apart.

The problems people usually mention when they call are:

  • Gaps behind new kitchen upstands
  • Shower seals failing in the first year or two
  • Untidy sealant flagged on a snagging list
  • Joints pulling apart as timber shrinks

If you’ve bought a new home near Broughty Ferry station, the sealant around baths, showers and frames is worth checking in the first year or two.

Tayport questions

Is Tayport within the area you cover?

Yes. Tayport is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you cover Tayport for new build mastic?

Yes. We work across all of Scotland, and Tayport is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Is it worth resealing while the house is still settling?

For failed seals that let water through, the best time is now. For small cosmetic gaps, waiting until the house has settled can save doing them twice.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

How long does new build mastic take?

A typical job takes a few hours for most snagging lists, longer for a run of plots, including preparation and clearing up. We will confirm how long when we quote.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all.

Do you work for developers?

Yes. We seal plots to the developer’s programme, room by room. Tell us the plots and the joints involved for a clear quote.

How the visit works

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours in a single home. Outside jobs in Tayport need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Before we arrive

  • Mention any parking rules near the property
  • Mention any tricky access
  • Tell us about any previous sealing or DIY attempts
