About our regrouting in Lindores

Grout fills the gaps between tiles, and sealant is what goes along the bath, tray or worktop. Once grout starts to crack or wash away, water has a way in behind the tiling. Our job is to rake it out and put new grout in and renew the silicone at the edges. Typical jobs include grout washed out of a shower and discoloured grout on otherwise sound tiles, on kitchen splashbacks, bathroom wall tiles and tiled floors.

In and around a place like Lindores, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What the job involves on each surface

Corners and edges

Edges are resealed while we’re there, so everything is renewed at once.

Shower walls

Showers put more water on grout than anywhere else. We rake it out and regrout, and reseal the corners.

What sealant work can’t fix

Before booking, it’s worth knowing the limits too:

  • Waterproofing that has failed below the tiling
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • A structure that flexes behind the tiles

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Bathroom wall tiles
  • Tiled floors
  • Kitchen splashbacks
  • Bathroom floors
  • Wet rooms
  • Shower walls

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Regrouting in Lindores: local notes

Lindores is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In and around Lindores, as anywhere, good regrouting starts with a clean, dry, properly prepared joint.

When to call us in Lindores

A poor original job is a common cause. Grout that was too wet, not packed in or cleaned off too hard can wash out within a few years.

If you can see any of these, it’s time to have the joints looked at:

  • Greasy, stained grout behind the hob
  • Gaps where the shower grout has gone
  • Grout that stays dark however much it’s cleaned
  • Grout in corners that has cracked

If you live in an older home near Abdie Church, older homes can move a little, which is hard on rigid grout and tired sealant.

How the visit works

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job normally takes a few hours, or longer for a fully tiled room, and we tell you how long to leave it before we go. For a place like Lindores, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks

FAQs for Lindores

Is there a guarantee on regrouting in Lindores?

All our work, in Lindores and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Is Lindores in your area for regrouting?

Yes, Lindores is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Where is Mr Mastic based?

We are a Crawley-based firm. Our area covers South East England, London and Scotland.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Do you work for landlords and businesses?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels.

Do you reseal at the same time?

We normally do. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Wipe or squeegee the shower walls
  • Run the extractor fan during and after a shower
  • Use a soft brush rather than a wire one
  • Do not use strong acidic cleaners on grout

Have any tile that moves checked straight away. A loose tile cracks the grout around it and open a path for water.

Tiles can come away if failed grout is left. Once that happens, regrouting will not fix it so early action pays.

How we quote for regrouting

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The amount of work
  • When we can work, for business premises
  • Mould in or behind the old joints
  • The type of sealant required

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

Asking for a quote

To make quoting easier, please include:

  • Any previous sealing or DIY work
  • Access, such as stairs, a lift or height
  • The problem you’ve noticed
  • Pictures of the joints, sent by email

Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
