About our floor joint sealing in Newburgh
Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. Common call-outs are for cracked caulk along skirting in bathrooms and kitchens and open joints around bathroom floor edges, across tiled floors, concrete floor joints and skirting boards.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

What sealant work cannot fix
In fairness, there are a few things sealant won’t fix:
- Leaks from a failed tanking system
- Subfloor problems that need a flooring contractor
- Concrete repairs beyond the joint
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.
Joints and surfaces we work on
- Tiled floors
- Thresholds
- Commercial floors
- Concrete floor joints
- Wet room & bathroom floors
- Skirting boards
Different surfaces, different methods
Commercial floors
Washroom and kitchen floors in commercial buildings need sound edge joints. They’re resealed with a flexible, water-resistant sealant.
Wet room and bathroom floors
Bathroom floor edges get wet at every clean. A neat silicone joint keeps it out.
New homes and floors in Newburgh
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Fife, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.
Around Newburgh, as everywhere, floor joint sealing is only as good as the preparation behind it.

Common questions in Newburgh
Will you come out to Newburgh?
Yes, Newburgh is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is floor joint sealing in Newburgh guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
What do you need from me for a quote?
A short description and the location, with pictures by email if possible. If we need more, we will ask.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
How long before the joint can take traffic?
That varies with the sealant and the room. Before we leave, we tell you when it can be walked on, mopped and driven over so you can plan.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
How long does the job take?
Typically it takes a few hours, depending on the length of joint. Larger jobs naturally take longer, and we’ll tell you how long to expect.
Do you offer different sealant colours?
We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.
How the visit works
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a morning or an afternoon for most homes in most cases. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by checking the floor, the joint and what traffic it takes.
- We remove what’s in the joint now.
- The joint is vacuumed clean and backing fitted where needed.
- The chosen sealant goes in, coloured to suit the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
How to prepare
- Let us know about parking restrictions
- Let us know if you’ve seen damp or leaks
- Keep pets and children clear of the area while we work
Ask for a quote
We quote each job on its own, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job and send pictures if you have them.
Advice
Why act early in Newburgh
Water that gets past a floor joint can damage the floor beneath. Dealing with it early keeps the repair to the joint. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
What you get with us
- We agree the colour with you first
- 20+ years of sealant experience
- Any old sealant cut out fully, not covered over
- Quality sealants from Arbo and Everbuild
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
For landlords and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.
Do you need floor joint sealing in Newburgh?
When a tiled floor has no movement joints, the grout takes the strain. You will see a crack running along the grout, where a flexible joint should have been.
People normally contact us when they notice one of these:
- Failed joint filler in concrete floors
- Floor edges that trap water and grime
- Failed seals where bathroom floors meet baths and panels
- Cracked caulk along skirting in bathrooms and kitchens
Whether the job is in Newburgh itself or nearby, the right material for each joint matters as much as a neat finish.
