Your questions about bathroom resealing in Letham

Will you come out to Letham?

Yes, Letham is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Ladybank station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you take out the old sealant first?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

Are you insured?

Yes. Full insurance covers our work.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

About our bathroom resealing in Letham

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on baths, kitchen worktops & upstands and wet rooms, and common reasons people get in touch are gaps where the bath or tray has moved and shrunken sealant along the back of a worktop.

In and around a place like Letham, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

How it works

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work begins. Most jobs take a morning or an afternoon for most single baths and showers. Somewhere like Letham may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Before we arrive

  • On commercial sites, let us know about site rules
  • Mention any leaks or damp you’ve noticed
  • Tell us about access, such as stairs, a lift or high-level joints

What affects the cost of bathroom resealing

Jobs vary more than people expect. The main factors:

  • Whether there’s mould to deal with
  • Working hours on commercial sites
  • The amount of work
  • The type of sealant required

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • A few pictures by email, if you can
  • Whether it has been sealed before
  • Any access issues, like height or stairs
  • What the problem is, such as mould, gaps, leaks or cracking

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.

What sealant work cannot fix

To be straight with you, there are a few things sealant won’t fix:

  • Tiles that have come away from the wall
  • A tray or bath that is cracked through
  • A leaking waste, trap or valve

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Basins & vanity units
  • Shower trays & enclosures
  • Wet rooms
  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How to look after the new joints

So the new joints stay in good condition:

  • Run the extractor fan during and after every shower
  • Dry the bead with a towel now and then
  • Keep an eye on the corners, where splits start
  • Wipe up water along the back of the worktop

Do not stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

What happens if it’s left?

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. Around Letham, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Bathrooms and kitchens in Letham

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Letting a property close to Ladybank station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Do you need bathroom resealing in Letham?

The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

If you can see any of these, it’s time to have the joints looked at:

  • Splits where the tray meets the wall
  • Gaps between the worktop and the wall
  • Cracked, shrunken or lifting silicone
  • Mouldy sealant that has gone black

For an older house near a landmark such as Monimail Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
