Sand Mastic in Pitlessie
Traditional burnt sand mastic around sash and case windows and doors in stone and brick in Pitlessie, with a one-year guarantee on every job. Call for a quick quote.
- Mastic dropping out of the joint
- Draughts and rain around sash boxes
- Silicone on a period window that looks wrong
What happens if it’s left?
A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic suits the building and blends with the stone or brick. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

Sand mastic in Pitlessie, done properly
Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. The old mastic is raked out, and new mastic is applied and shaped by hand. We are often asked to deal with gaps where the frame meets the masonry and gaps round a timber door in stone or brick, across brick reveals, period & listed homes and stone surrounds.
In and around a place like Pitlessie, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Windows and doors in Pitlessie
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Rented homes near Springfield station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

Looking after it afterwards
Looking after new joints is easy, and it makes a real difference:
- Avoid heavy scraping on the mastic joint
- Ask a joiner to look at soft timber first
- Renew mastic before redecorating the windows
- Leave the new mastic unpainted
Keep paint scrapers and sanders off the mastic when redecorating. It can be damaged by heavy scraping.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.
What we can’t put right
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Crumbling stone or brickwork round the window
- Decisions on consent for listed homes
- Sashes that need overhauling
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

FAQs for Pitlessie
Is Pitlessie within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is Pitlessie in your area for sand mastic?
Yes. We work across all of Scotland, and Pitlessie is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Can I paint the new mastic?
Sand mastic is normally left unpainted, as guidance on traditional windows advises. Ask us before decorating.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Which is right for my windows, sand mastic or modern sealant?
It depends on the window. On many period windows, sand mastic looks right and suits the building, while modern frames normally get a flexible sealant.

Do you need sand mastic in Pitlessie?
Most of it is simply age. Sand mastic is a maintenance item like any pointing, depending on exposure and upkeep.
Any of these means the joints need attention:
- Old sand mastic that has cracked, crumbled or fallen out
- Cement or filler used on old window joints that has cracked
- Mastic round period door frames that has failed
- Silicone on a period window that looks wrong
Historic houses such as Hill of Tarvit, about 3 miles north-east, show how far back building around Pitlessie goes, and older homes nearby need a sealant that suits their walls.

The process
There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes a few hours for a single window, longer for several, including the tidy-up. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- Each surround is checked first.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic is not too thick.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.
Preparing for the visit
- Let us know about earlier repairs to the joints
- Keep children and pets away from the work area

Advice
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
