Fire rated sealant for Ceres homes and businesses

What we do, step by step

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Somewhere like Ceres may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

About our fire rated sealant in Ceres

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, with a record of the products and locations if you need one. We work on flats & HMOs, linear gaps and plasterboard & masonry, and common reasons people get in touch are gaps filled with a product that isn’t fire-rated and cracked or shrunken fire-rated sealant.

For a place like Ceres, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Common questions in Ceres

Can you help a landlord with a rental near Cupar station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Do Scottish building rules affect fire-rated sealant work in Ceres?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Ceres, along with the rest of our area.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Do you certify the fire stopping?

Ratings and certificates aren’t something we issue. The performance comes from the product’s tested details and the specification from your assessor or designer.

Do you seal gaps around fire door frames?

Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.

Is intumescent sealant the same as fire-rated sealant?

Fire-rated is the broad term for sealants tested for fire stopping. Intumescent types expand when heated, and they’re one of the options. We use whichever the specification and tested details call for.

What affects the quote in Ceres

The quote reflects the job in front of us. We look at:

  • The old material and how stubborn it is
  • When we can work, for business premises
  • Mould in or behind the old joints
  • The type of sealant required

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Asking for a quote

Before you ask for a quote, have a think about:

  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email
  • The type of property
  • How we’d reach the joints

We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

How the job changes by surface

Masonry and concrete

Masonry is dusty and porous, so preparation matters. The gap is cleaned and backed where required before the sealant goes in.

Linear gaps

Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both from the manufacturer’s details.

Leave it or put it right?

An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. In an older home around Ceres, damp from a failed joint can get into timber and plaster.

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Why us?

  • Experience in homes, commercial sites and hotels
  • 20+ years of sealant experience

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What we are called out for in Ceres

A lot of fire stopping is out of sight: above ceilings, inside risers and behind panels. Out of view, damage sits unnoticed until someone inspects.

If you can see any of these, it’s time to have the joints looked at:

  • Gaps flagged on a fire risk assessment
  • Open joints along the top of partitions
  • Seals cut through by electricians, plumbers or data installers
  • Standard silicone or caulk in a fire-stopping gap

For buildings such as Ceres Parish Church, gaps around pipes and cables are worth checking after any building work there.

What your quote should include

  • Whether you can choose the colour
  • How the surfaces are prepared before sealing
  • What the quote includes, VAT included or not
  • Which sealant they’ll use, and why
