Joints and finishes in Ceres homes

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Across Fife, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

Community buildings like Ceres Parish Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

Floor joint sealing for homes and businesses in Ceres

Tiled floors can crack along the grout when there’s no room for movement. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant. If you’re dealing with grout used at the floor edge instead of sealant and caulk that has cracked where the floor moves, we can put it right.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

When to call us in Ceres

Concrete floor joints break down when traffic runs over open or failed joints. Pallet trucks and trolleys knock the edges away and the joint gets wider.

If you can see any of these, it’s time to have the joints looked at:

  • Gaps at thresholds between rooms
  • Skirting that has pulled away from the floor
  • Tiled floors with no room to move
  • Failed joint filler in concrete floors

If you let a flat or house near Cupar station, gaps at skirtings and thresholds are worth sealing between tenancies.

What to look for in a quote

  • Whether VAT is included

Common questions in Ceres

Do you cover smaller places like Ceres?

Yes. Ceres is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is Ceres in your area for floor joint sealing?

Yes, Ceres is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Can sealant along the skirting be painted?

Where the skirting will be painted, we can use a flexible sealant that takes paint. Silicone will not take paint, so it’s kept for wet areas and unpainted joints.

Can tenants book the work?

Of course. Check with your landlord; we can send the quote to them too.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

When can I walk on the floor?

We give you a cure time for each joint. Light use comes first, cleaning and heavy traffic later, depending on the product.

Can you seal where the floor meets the bath panel?

Yes. Floor edges in bathrooms and kitchens get wet at every clean, so a flexible silicone is the right choice.

How to look after the new joints

So the new joints stay in good condition:

  • Do not paint over silicone
  • Do not fill floor joints with caulk where they move or get wet
  • Vacuum floor joints regularly to stop grit building up
  • Mark off resealed joints in warehouses

Have a look at the joints once the heating season is over. Small gaps at the ends can be touched up early on.

In wet areas, an open floor joint lets water reach the subfloor. Resealing early keeps it out.

Why deal with it now?

Water that gets past a floor joint can damage the floor beneath. Sealing them now keeps the problem at the surface. In an older home around Ceres, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

What we do, step by step

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take a few hours for most rooms, longer for large commercial floors. Outside jobs in Ceres need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. Old material is removed from the joint.
  3. We clean and dry the edges of the joint.
  4. A flexible sealant suited to the floor is applied.
  5. Finally, we check the work and talk you through aftercare.

  • The old material and how stubborn it is
  • The number and length of the joints
  • The number of rooms or windows
