Show homes
Bathrooms, kitchens and frames in show homes are sealed or resealed to a neat finish ready for viewings. Tell us when the home is open so we can plan around it.
Skirting and floors
Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. We seal them with a sealant suited to wet areas.
About our new build mastic in East Wemyss
Snagging sealant properly means taking the failed bead out completely. Fresh silicone cannot bond to the old layer, so the joint is cut out, cleaned, dried and resealed. Common call-outs are for skirting joints opening in the first winter and gaps opening as the house dries out and settles, across bathrooms & en suites, kitchens and show homes.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
Each job carries a 12-month guarantee, whatever its size.

Do you need new build mastic in East Wemyss?
A new house holds a lot of water from the build, and it dries out over the first couple of years. Drying timber shrinks and pulls joints apart, and sealant that can’t keep up splits.
Signs it’s time to call us include:
- Joints pulling apart as timber shrinks
- Sealant work across a run of new homes
- Sealant applied over dusty or wet surfaces
- Kitchen sealant that has pulled off the wall
In and around East Wemyss, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Why act early in East Wemyss
Running a new bead over the builder’s sealant might look tidy for a few weeks, but it cannot bond to what’s underneath. A lasting seal starts with removing the old one completely. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
What you pay reflects the work, not guesswork. That is why we ask about the job first.

The process
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. It normally takes anything from a few hours to several days, depending on the number of plots. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We go through the snagging list or plot schedule and agree the joints to do.
- Failed or untidy sealant is cut out completely.
- We clean off dust from the build and prime the surfaces where the product needs it.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Finally, each room is checked and you are given the cure time.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- On commercial sites, let us know about site rules
- Tell us about any previous sealing or DIY attempts

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Clean sealant with mild detergent, not abrasives
- Raise failed sealant with the developer while you are covered
- Wait for the cure time before using a resealed shower
- Do not seal over failed sealant yourself
Don’t stand on the bath edge or the lip of the tray while the sealant cures. Report any movement in a bath or tray.
Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black saves a harder job later.
