Sand mastic in Steelend

How we handle sand mastic in Steelend

Fresh sand mastic forms a skin quite soon but full hardening takes longer. Traditionally, sand mastic is left unpainted and we will advise if you’re redecorating. Typical jobs include weathered mastic on the most exposed windows and wind and rain getting in round a sash window, across sash and case windows, stone surrounds and brick reveals.

Outdoor sealant needs a dry surface, so window work around Steelend is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Landlord and commercial work in Steelend

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for.

Will you come out to Steelend?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

How long does sand mastic take?

A typical job takes anything from a few hours to a full day, depending on how many windows. We will confirm how long when we quote.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Is the work guaranteed?

Our 12-month guarantee applies on every job.

Is sand mastic better than silicone for my windows?

Frames and glazing around Steelend

Historic houses like Pittencrieff House (about 4.3 miles south-east) are a reminder that the area around Steelend has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Signs you need sand mastic in Steelend

Shallow joints are a common cause. Mastic that is too thin cracks and drops out so we make sure the new mastic is the right thickness.

If you can see any of these, it’s time to have the joints looked at:

  • Gaps between timber frames and stone or brick
  • Draughts and rain around sash boxes
  • Mastic dropping out of the joint
  • Mastic worn away on windows facing the weather

For landlords with property near Dunfermline City station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

10 questions to ask before booking

Why deal with it now?

Before painting the windows, it pays to renew the mastic. Paint over cracked mastic won’t stop the gaps and traditional guidance is to leave the new mastic unpainted. In a place like Steelend, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Look over the window mastic once a year
  • Sort the mastic before the decorators arrive
  • Avoid heavy scraping on the mastic joint
  • Leave the new mastic unpainted

Don’t run silicone over the new mastic. If you see a crack, ask us to take a look before trying a quick fix.

Sound mastic protects the frame. Once it fails, water can sit against the timber and timber that stays wet can rot.

What sealant work can’t fix

It helps to know what we can’t do too:

  • Damaged stone surrounds
  • Broken panes
  • Sashes that need overhauling

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

How the visit works

You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for a single window, longer for several in most cases. Outdoor work around Steelend depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check the window surrounds and agree which joints need renewing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any previous sealing or DIY attempts
  • Clear items away from the joints we’re working on
