About our window mastic in Kingseat
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. We work on aluminium frames, composite doors and timber windows & doors, and common reasons people get in touch are cracked sealant at the sill ends and old mastic that has gone black or come away.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Common questions in Kingseat
Can you help a landlord with a rental near Dunfermline Queen Margaret station?
Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Do you cover Kingseat for window mastic?
Yes. Our work covers the whole of Scotland, and Kingseat is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us and we are fully insured.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
Can you seal over the old sealant?
No. The old sealant always comes out first.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access.
Can you do upstairs windows?
Yes, in most cases. We plan safe access before the job, so mention the height and anything in the way.
What we can’t put right
Sealant is not the answer to every problem, and we will tell you before we start. Sealant won’t put right:
- A failed sealed unit that has misted up
- A sash or casement that won’t close properly
- Penetrating damp from a failed cavity tray or render
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.
Surfaces we seal
- Composite doors
- Window sills
- uPVC windows
- Timber windows & doors
- Aluminium frames
- Patio & French doors
Work for landlords, hotels and businesses
Letting agents and landlords in Kingseat can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
If you manage several properties in or around Kingseat, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Air rooms to keep condensation down around windows
- Repaint timber before it’s bare
- Keep jet washers away from the mastic
- Use gentle cleaners on frames and sealant
Silicone can’t generally be painted, so mention any painting plans before work begins. We can use a paintable sealant where that matters.
Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.
What affects the cost of window mastic
Call for a quick quote. What matters most is:
- How many rooms, windows or areas are involved
- How much there is to do
- Mould in or behind the old joints
- Working hours on commercial sites
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before
- How we’d reach the joints
- Photos by email, if that is easy
We quote each job on its own, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job and send pictures if you have them.
Why act early in Kingseat
Resealing frames is a short job: it takes anything from an hour or two to a full day, depending on how many frames there are. Leave it until water is coming in and you may need plastering and decorating as well. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
Why Kingseat clients choose us
- Sealant colour chosen to suit
- Experience in homes, commercial sites and hotels
- We never seal over old sealant
- Trusted Arbo and Everbuild sealants

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
What window mastic looks like in Kingseat
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Letting a property close to Dunfermline Queen Margaret station? Then renewing tired window mastic between tenants heads off draught and damp complaints. Schools such as Woodmill High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. Historic houses such as Pittencrieff House, about 3 miles south-west, show how far back building around Kingseat goes, and older homes nearby need a sealant that suits their walls.

How the visit works
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a few frames, or a day or more for a whole house. Around Kingseat, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we look at every frame and agree the list.
- The old mastic is cut out and the surfaces cleaned back.
- Deep gaps are filled with backing rod to set the depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- We clear up and check every joint is fully closed.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Clear the area around the work
- Tell us about any previous sealing or DIY attempts
